I know you are out there because I have been showing our 15 listings on average 7-10 times a month. When I sat down and did the numbers, I couldn’t believe that we talk to 100 – 125 potential new buyers every month.If I am seeing 100 buyers every month (on top of all the other Realtors in Coconut Grove and their buyers), the big question is, why were there only 4 single family home sales in Coconut Grove in March?
Pointe Group Developers got approval last week from the City’s Advisory Board to rezone the 3500 block of Grand Avenue for commercial use. Pointe Group has plans to build residential, retail, and commercial space on 6 blocks of Grand Avenue, Coconut Grove in the Village West. The next step is approval from the City Commission.
I was contacted today by NBC6 regarding Sony’s controversial move to Coconut Grove. In case you haven’t heard, Sony BMG will be moving it’s offices from Lincoln Road to Mayfair.
Sounds great, right?
Well some people are up in arms about the fact that Sony’s lobby will be on street level, a spot that was previously zoned strictly for retail and restaurant use. In April, the City Commission rezoned the Mayfair area so that offices can go in on the bottom level. And many Grove residents are angry with that change, arguing that the Grove is known for its dining and shopping and should encourage a “Lincoln Road” type atmosphere.
Of course I agree that retail and restaurants are a far better use of the space and would add more culture and life to the area, especially around Mayfair where things seem to be pretty desolate. But it seems that restaurants have had a hard time succeeding there.
I did a little research to see what it costs to get a single family home with direct water views in Coconut Grove.

Residents of Coconut Grove went to City Hall on April 24th to argue against the proposed Grove Estates development which neighbors The Kampong property. They believe that the project will interfere with the quiet use and enjoyment of the facility which hosts educational seminars, fundraisers and events.Details of the Grove Estates development:
