After a very slow October, I am happy to report that we have seen home sales in Coconut Grove close at a good clip over the past 30 days.  See below a complete list of single family homes, condos and townhouses that have sold since November 14, 2016.

If you follow the market, you will want to make note of these transactions:

  1. 1666 Tigertail Avenue which garnered $667/square foot – great comparable for other new construction homes.
  2. 3635 St. Gaudens Road sold for $3,500,000 – nearly $1,400,000 less than its asking price….wow!
  3. The Grovenor House, Unit 3002 sold for $7,622,000 or $1101/square foot. This is the highest sale price & sale price/square foot in the building for more than 12 months. It shows that The Grovenor House is still in high demand despite its competition from the new construction buildings Grove at Grand Bay and Park Grove.

We will likely see several more sales come across the wire as buyers and sellers rush to close in 2016 for tax purposes. I will keep you posted here on the blog with any significant sales!
