The home located at 2510 Inagua Avenue sold back in November of 2011 for a sales price of $250,000. It has been completely gutted, renovated and placed back on the market for $650,000. The home offers 3 bedrooms, 2 baths with 1,923 square feet of living space on a 7,545 square foot lot and listed by Roque Castro of EWM.

I think it is great for the Grove that investors have come in and taken some of the distressed inventory off the market and are giving us new, quality homes to sell.

Where Are The Best Waterfront Deals In Coconut Grove?

In my opinion, the best waterfront deals in Coconut Grove are located in the villas of L’Hermitage. These tri-level villas offer unobstructed views of Biscayne Bay and sell for under $2,000,000 which is a bargain compared to a waterfront single family home in Coconut Grove. Although they are technically “condos”, they offer the privacy and some of the same benefits of living in a single family home.

This week a waterfront villa closed for $1,950,000 in L’Hermitage. It offered 3 bedrooms, 3 baths with 4,029 square feet of living space. The home was listed by Judy Zeder of EWM.

3861 Kumquat Avenue Awaits Short Sale Approval

Back in 2008, the home at 3861 Kumquat Avenue was slated to become Coconut Grove’s first LEED Certified home and was listed for a hefty price tag of $2,199,000 (pre-construction). With the real estate market right in the middle of the crash there was no way this project was going to sell anywhere close to that amount. Over the next few years they began construction on the home (see its current condition below) and it was on and off the MLS. Finally in March of 2011 it came on the MLS as an unapproved short sale listed for $990,000. There were still no takers until they reduced the price to $790,000 in December at which point the home went under contract.

Due to the fact that this is an unapproved short sale there is no guaranty that the bank will accept the price that the seller and buyer have agreed upon. Unfortunately for the neighbors, it could be several more months before the home has a new owner in place to complete the project.

To give you a brief history, 3690 Stewart Avenue was purchased in 2005 for $1,270,000 then fell into foreclosure and sold for $620,000 in 2009. The owners purchased it as an investment, completely gutted the interior and turned it into a high-end modern home. Yesterday, the home sold for $2,150,000 or $375.00 per square foot which is a great price for the sellers. Listing agent was Judy Zeder of EWM.

Modern Homes In Coconut Grove

As I always say here on The Coconut….modern is the new mediteranean. I can’t tell you how many clients I have looking for a home with modern architecture. They like the open spaces, sleek lines and clean look that this style of home has to offer. There has been some recent activity of modern homes here in the Grove. First, the home at 3553 Palmetto Avenue in the South Grove (photo above) closed for a sales price of $975,000. Details: 3 bedrooms, 2 baths with 3,118 square feet of living space on a 7,000 square foot lot. The listing agent on this home was Jorge Fernandez of One Sotheby’s.

Second, the modern style home located at 4091 Park Avenue (photo above) came on the market last week and has already been placed under contract. This home offered 3,322 square feet of living space on a 5,750 square foot lot with 4 bedrooms, 4 baths. It was listed for $995,000 by Ashley Cusack of EWM.
