Villa De Garmo Sells For $2,737,500

It is also the highest priced non-waterfront home to sell in 2010. Details of the home included 7,761 square feet of living space, 6 bedrooms, 6 baths, 19,770 square foot lot, new pool and incredible lushly landscaped grounds. Broker was Coldwell Banker.

Sold: 3679 Frantz Road

Congratulations to my buyers who closed today on this home located at 3679 Frantz Road in South Coconut Grove. We put the property under contract on August 10th and were able to get it closed in less than 2 weeks. It was a lovely Old Spanish house with 4,213 square feet of living space on a 9,600 square foot lot. It featured 7 bedrooms and 5 baths. The selling price was $1,200,000 ($284 per square foot).
This house is another example of why you need to price your home correctly, it was listed within 10% of its market value and sold in less than a month.

Villa De Garmo Is Pending!

After over a year on the market, the home located at 3710 De Garmo Lane in the exclusive gated community of De Garmo Estates is finally under contract. The list price was $2,975,000. I will certainly keep you posted as to the sale price! Congratulations to the owners (who happen to be faithful followers of our blog) and to Laura Mullaney, a good friend of mine.

Homes in Coconut Grove are selling! In the single family market we have had approximately 15 more closed sales in 2010 comopared to the same time last year.

Foreclosure On Poinciana Sells Above List Price

The foreclosure located at 3979 Poinciana Avenue Close Road (in a small gated community in South Grove) sold for $1,000,000 this week. The home was listed at $989,000 and featured 5 bedrooms, 6 baths with 4,504 square feet of living space on a 10,000 square foot lot. I showed the house to several potential buyers but they all decided that it needed too much updating. In fact, I was very surprised to see that someone paid over asking price for it.

The $1-2 Million Price Range In Coconut Grove Is Selling!

Sold In 2 Weeks In South Grove! $313 Per Square Foot

I saw the home when it first came on the market and it was in very good condition with a brand new kitchen, new baths, new roof, updated electrical, Elpha shelving throughout and great landscaping. It was turn-key ready which is something buyers in this price range are looking for. The home had a compelling list price of $425,000 and closed yesterday for $406.430.
This is a great example for buyers out there who are sitting on the sidelines. If you wait for every home to become “seasoned” you will definitely miss out on some great opportunities.

Another Listing Sold!

My clients from the recent post Goodbye Coconut Grove…Hello Virginia closed on their house yesterday on Park Avenue. We got the house sold in less than a month for them at a sale price of $700,000/$267 per square foot. They will certainly be missed in Coconut Grove, but we wish them all the best in their new endeavors up north.

Recent Happenings In The Coconut Grove Real Estate Market

The property above located at 3528 Bayshore Villas Drive priced at $3,950,000 went under contract yesterday. This is good news for the luxury home market in Coconut Grove which has been extremely slow recently. The property is listed by Engel and Voelkers.
The property above located at 3825 Poinciana Avenue in South Coconut Grove finally sold after 40, yes 40 months on the market. A classic example of sellers chasing the market. Originally priced at $1,749,000, the sellers made 11 price reductions and finally sold for $780,000. Broker was Ingletto Realty Group.
I had the buyer and the seller for the townhouse located at 3055 Virginia Street (pictured above) which closed last week. It was a short sale and required an extreme amount of patience by all parties. The selling price was $260,000.
I had the buyer for another townhouse that closed last week. The property is located in one of my favorite spots in Center Grove – The Arboretum. The address is 3153 Peachy Street and the sales price was $475,000.
