Over the weekend we placed our listing at 25 Samana Drive under contract.  The buyers were very typical of many buyers we see in this market…..they were ready to act fast when they found something that suited their needs.  I showed them the home on Thursday afternoon, they came back for a second showing Thursday evening and we had an offer in our hands by 9:00 am on Friday morning.   It doesn’t get better than that!

Canalfront Property Sells For $1,080,000 In North Grove

The canal front property located at 1820 South Bayshore Drive closed last week for a sales price of $1,080,000.  The house offered 100 feet of water frontage with no bridges to the bay and needed completely redone on the interior.   It was a 3,416 square foot house on a 20,000 square foot lot.   This sale makes the 8th waterfront sale in Coconut Grove this year.

Alfred Browning Parker Home Sells For $508.00 PSF

The house designed by modernist Alfred Browning Parker at 4195 Park Avenue in South Coconut Grove closed for $545,000 last week.  At $508.00 per square foot, it exemplifies our unique real estate market in Coconut Grove.  There are very few places where a person would pay a half million dollars for a 1,052 square foot cottage with 2 bedrooms and 1 bath.  The home was listed by Sean Reichert of Grove Properties.

Alfred Browning Parker’s architecture commands a high price here in the Grove.   Back in 2009, one of his homes located on Seminole Street sold for $707.00 per square foot.

Highest Sale Price In Bay Heights In 2011

Last week the home located at 159 West Shore Drive in the Bay Heights area of Coconut Grove closed for a sales price of $850,000.  This makes the highest sale price in Bay Heights all year.  With 13 sales in 2010 and 6 so far in 2011, this neighborhood has seen an extremely high amount of turnover.  Buyers often find that they can get more house for their money in Bay Heights than anywhere else in Coconut Grove.  With so much activity, the inventory has dwindled down to just 3 homes for sale in Bay Heights.   Click here to view what is for sale in Bay Heights.

My listing located at 4095 Park Avenue closed today for a sales price of $1,250,000 or $313.00 per square foot.   Thanks to our aggressive print and Internet marketing campaign we were able to place the property under contract within 30 days of coming on the market.  The home offered 6 bedrooms, 5.5 baths with 3,992 square feet of living space on an 11,813 square foot lot.  Congratulations to the new buyers and welcome to Coconut Grove!

Good Comparable Land Sale In South Coconut Grove

The lot located at 4060 Battersea Road closed for $640,000 (list price was $749,000) yesterday which makes the first land sale in the North or South Grove in over 6 months.   It closed for $42.00 per square foot which I would say is slightly above other comparable land sales this year.  It was a good builder’s lot and located on a highly desirable section of Battersea Road (not in a flood zone). 

The property sold for $550,000 back in 2009 which means that the owners should have profited $90,000, less realtor fees (6%), closing costs and taxes.

Recent Sales In Coconut Grove You Should Know About

There are a few closed sales that have occurred this month that are worth mentioning today.  First is the home located at 3350 Poinciana Avenue (the gated section of Poinciana east of Main Highway) which was listed for $2,695,000 and closed for $2,400,000 or $471.00 per square foot.   In my opinion this is a very good PPSF figure considering that the home wasn’t waterfront.  I took some buyers to view the property awhile back and it was a completely turn-key ready home that had been finished beautifully.   There have only been 2 higher “price per square foot” figures in the Grove this year for non-waterfront.  First was my listing on Hardie Road which closed for $496.00 per square foot and second was the property at 3618 St. Gaudens Road which closed for $523.00 per square foot.   3350 Poinciana was listed by Avatar.

The second sale I want to mention is the one that occurred at 3835 Kent Court.  This is significant because the contemporary/modern style is very much in demand these days.   The home sold for $1,700,000 or $267.00 per square foot.  3835 Kent Court was listed by ReMax.

Lastly, I wanted to mention the home at 3121 Kirk Street in the North Grove that sold for $490,000, or $290.00 per square foot.  This is a good comparable for all of those 3 bedroom ranch style homes in the pocket of the Grove between 22nd and 27th Avenue.   3121 Kirk Street was listed by ReMax.

Ye Little Wood: Antoine Walker’s Coconut Grove Home Finally Sells

Antoine Walker’s financial situation has been no secret over the past few years; just recently he plead guilty to a felony in a Las Vegas casino case and at just 35 years old he has reportedly blown over $100 million.  His home here in Coconut Grove was just a small piece of the pie but was so burdened with liens and lawsuits that it was un-sellable for many years.  The home came on the market in 2009 priced at $3,500,000 as a short sale.  Several people attempted to buy the property since then but could never get clear title.   One of the buyers hung in there and waited for the home to slip into foreclosure.  When it finally came on the MLS as a bank owned property (just a few weeks ago) the buyers were able to close within a matter of days for $1,800,000.   The house offered 7,111 square feet of living space with 5 bedrooms/5 baths on a 20,700 square foot lot.   Broker was Lowell Homes.

Antoine Walker won a championship with the Miami Heat in 2006, his last year in the NBA was in 2008 when he played for the Minnesota Timberwolves.

Coconut Grove Home Sales By Neighborhood

As you can see from the chart below there have been approximately 80 single family homes sold this year in the Grove.  When you break down these figures by neighborhood you can get a good feel for what the different markets offer in terms of price.

For example, right now the pocket in the North Grove between 27th and 22nd Avenue on average is the least expensive segment of our market.

On the flip side, we see the neighborhoods on the east side of the highway in South Grove commanding the highest sales prices.  This is due in large part to the waterfront properties and gated communities that are located there.

Recent Closed Sales In Coconut Grove

There has been a wide range of homes sold over the past 7 days here in Coconut Grove.  One newer construction which sold over $1,000,000 and several in the $400,000 to $500,000 range.

2631 Natoma Street in the North Grove closed for $1,450,000 or $309.00 per square foot.  The home was built in 2007 and offered 5 bedrooms, 6 baths, a pool, 2 car garage on a 6,750 square foot lot.  The listing agent was Chris Monge and Joe Olozaga.

My listing located at 4081 Matheson Avenue in the South Grove closed on Friday for $450,000 or $265.00 per square foot.  This home was located just steps from Merrie Christmas Park and had been recently renovated with a new kitchen, new roof and baths.  We sold this house in just under 30 days.   The home offered 3 bedrooms, 3 baths with 1,695 square feet of living space on a 6,480 square foot lot.

3564 Avocado Avenue in the South Grove closed for $460,000 or $294.00 per square foot.   This was a 1936 “Captain’s Home” with Dade County pine and pecky cypress walls and two fireplaces.  The home offered 2 bedrooms, 2 baths with 1,562 square feet of living space on a 7,000 square foot lot.  Listing agent was Pat and Joe Parker of Coldwell Banker.
