I was out touring Coconut Grove brokers open houses yesterday and stopped in to see this beautiful waterfront home located at 3635 Stewart Avenue in the gated community of Entrada Estates. The house was built in the 1920′s but has been carefully renovated with attention to every detail. It has a great combination of luxury and character that is often hard to find. I am always partial to well done landscaping, and the gardens surrounding the home here are spectacular. With weather like today I am itching to get out on my boat and enjoy the best part of what Miami has to offer….the water! On that note, here is a recap of the waterfront homes that were sold in 2011. There were a total of 8 closed waterfront sales in Coconut Grove during 2011. These consisted of both direct bay front homes as well as homes located on canals. The average waterfront sale traded for $4,079,000 or a median of $3,100,000. The highest sale was 3500 Curtis Lane which sold for $13,419,495. This home had direct water views and was located on more than 2 acres of land. Listed by One Sotheby’s. View photos here.
Perhaps the best waterfront deal was in the gated community of L’Hermitage. Although most of the villas in L’Hermitage are attached, Unit #32 was a stand alone home and offered direct bay views. Another property worth noting was 3835 Carole Court. This house was a contemporary style new construction located on a canal. It was a spec home which turned into a short sale listed for $4,895,000 and sold for $4,350,000. There was a vacant lot to the left of the house which allowed you to see Biscayne Bay from the master bedroom (see photo above), however as soon as somebody develops the lot some of the Bay views will be diminished. In 2011 waterfront homes in the Grove sold 15% off of their list price which is 5% more than what you see in the rest of the Grove.
