Out touring Broker’s Open houses today I visited a great house on Avocado Avenue in the South Grove. This house is the epitome of Coconut Grove. The landscaping is overgrown, the house is quirky and exudes charm. It is what is called a “pod house” which means that it consists of 3 separate structures and you have to go outside to get to each one. For instance, you have to walk underneath a covered path from the main living space to get to the master bedroom. If you are a true Grovite then this may be the house for you.

Hot Off The Press: 3500 Frantz Road Finally Hits Foreclosure

The house which is located on the corner of Frantz Road and Kumquat Avenue (across the street from the Water & Sewer Department) has finally fallen into foreclosure. I have received countless calls on this house over the years and have written several posts about it. I spoke with the prior agent a few weeks ago and he mentioned that it was only a matter of time before the bank took ownership.
Built in 2007, the location makes it a very tough sell but I have mentioned before that a hedge and some landscaping (about $20,000 worth) would give the property much more privacy. It is currently listed at $1,220,000 ($241 a foot) and features 5,051 square feet of living space, 5 bedrooms, 5.5 baths on a 12,778 square foot lot. The house is listed by Sotheby’s.

A North Coconut Grove Flip!

The house at 3330 Crystal Court sold in March 2010 for $700,000 ($206 per foot). In my opinion, the buyers got a great deal for that amount of square footage and location. It was not a short sale or a foreclosure.
Now (3 months later) the same house has come back on the market at a list price of $1,249,500. I showed the house several times when it was previously for sale but have not seen it now that it has come back on the market. From the MLS description it sounds like the owners are in the process of completing major renovations on the interior.

You may remember the post I wrote recently about contemporary homes in the Grove. I mentioned that it was hard to find this style of home priced under $1,000,000. As luck would have it today a contemporary house came on the market listed at $799,000. The home features 3 bedrooms, 3 baths with 1,984 square feet of living space on a 6,888 sq. ft. lot.
I have not had the opportunity to preview the house yet, but I did see it several years ago and it was beautifully done then. The house is located at 2544 Andros Avenue. In case you are not familiar with the location, Andros Avenue is a really quiet, dead-end street in the North Grove.
