Two New Listings In North Coconut Grove

First of all, I would like to thank everyone who came out to our Open House yesterday on Hardie Avenue. We had over 50 people stop by!
In other news, I have two great new listings in North Coconut Grove. They are both priced under $700,000 which if you saw yesterday’s post is a price range that has been very active lately in Coconut Grove.

Come By For Lunch Tomorrow 12:00 to 2:00

NEW Foreclosure On The Market In South Coconut Grove, $874,900/$201 PSF

This foreclosure came on the market just hours ago and is sure to be gobbled up quickly. I got the lockbox number as soon as I saw it come on the MLS and took some clients over this evening to preview it (yes, at 6:00 pm on a Saturday night).
Here is a run down on the house. It is a large house on a large lot. It is located on the better side of Pomona Avenue (closer to LaPlaya). It features 4,352 square feet of living space on a large lot of 14,400 square feet. It has 5 bedrooms, 4 baths and a nice pool. The floors are nice, the layout is a bit challenging, there is basically no kitchen (the previous owners took the cabinets and appliances). Most importantly, the price per square foot is $201.00 – which is $59.00 a foot less than the average in Coconut Grove this year.

North Grove Old Spanish Home With Guest House Comes On Market

This Old Spanish home recently came on the market in North Coconut Grove.
I was in the house last week and it is charming, in good condition and shows very well. The owners are asking $773,000. A foreclosure just came on the market in Grove Garden and it is sure to get snapped up fast.
Why is it such a good deal?
