The Moorings, February 2010 Market Update

Update: Another new listing in The Moorings came on the market today, see pictures and information here.

Last month two new listings came on the market in the exclusive gated community of The Moorings.  The first is a $14,900,000 waterfront property listed by Avatar and located at 3301 South Moorings Way.  The home features 6 bedrooms 6 baths with 10,488 square feet on a 27,516 square foot lot with 153 of water frontage.  The home was completed in 2007.

The second listing also came on the market in January but went under contract in 9 days.  It was listed for land value at $1,289,000 with a lot size of 17,820 square feet.  The address is 3400 South Moorings Way.  Broker was Coldwell Banker.

3462 North Moorings Way | List Price: $$2,290,000

There are 3 other properties for sale in The Moorings.  The first is 3462 North Moorings Way currently priced at $2,290,000.  It has been on and off the market since 2008 and was originally priced at $2,997,000.   The current owners purchased the home in 2005 for $2,500,000.  Broker is GI Properties.

3835 North Moorings Court | List Price: $2,195,000

The second home still on the market is 3835 North Moorings Way which is priced at $2,195,000.  This home has been partially completed and the builder/owner will complete the home to suit the buyer’s needs.  It is a 2 story, classic french manor with 5 bedrooms, 4 baths on a 12,464 square foot lot.  It has been on the market for about a year and was originally priced at $2,795,000.  The owners purchased the land for $1,000,000 in 2006.   Broker is EWM Realtors, Inc.

3885 South Moorings Court | List Price: $3,500,000

The last home on the market in The Moorings is located at 3885 South Moorings Court and priced at $3,500,000.  It features 5 bedrooms, 5 baths on an 11,800 square foot lot with 6,288 square feet of living space.  The broker is EWM Realtors.

The two most recent sales in The Moorings were short sales.  The first was 3570 South Moorings Way which sold for $3,700,000 and the second was 3574 South Moorings Way which sold for $1,010,000.

Price Reduction Of The Day, Down $750,000

This waterfront lot in Camp Biscayne (a premiere gated community in Coconut Grove) has just been reduced by $750,000 and is now priced at $7,900,000.

The lot size is 41,124 square feet with 500 feet of waterfront.  The lot comes with preapproved plans for a “Green” home with 6 bedrooms and 6 baths.

The Cloisters Market Update

I was showing several units at The Cloisters yesterday and since I already have the research done I thought I’d post a quick market snapshot.

There are currently 7 units for sale at The Cloisters.  They range in price from $1,749,000 to $995,000.  Of these, two are unapproved short sales.  There have been 2 sales closed this year in The Cloisters (one sold for $1,350,000 and the other for $1,000,000).

In my opinion, the nicest unit on the market in The Cloisters right now is #1033 listed for $1,595,000.  It has been updated to perfection.  The price was just reduced from $1,750,000.

Only 13 Gated Community Homes Currently On The Market In Coconut Grove

I currently have a client looking for a home in a gated community in Coconut Grove.  Just like other high end properties there is a limited supply right now on the market.

We have a few for sale in Camp Biscayne, one in Hughes Cove, several in The Moorings, one in Treasure Trove, another in De Garmo Estates and a few more in Ye Little Wood.

The “Average List Price Per Square Foot” of these homes is $431.00 and the average List Price is $2,800,000.  Although that number seems high, there are 5 properties priced under $2,000,000 and don’t forget about the property I mentioned last week in Ye Little Wood that is priced at $890,000.

Ye Little Wood, What Is For Sale?

There are currently three properties for sale in Ye Little Wood, one of Coconut Grove’s most charming gated communities.

The first home features 4,262 square feet of living space, 5 bedrooms, 5 baths on a 16,533 square foot lot.  They are asking $1,995,000.  The home was purchased in 2005 for $1,707,200.  The List Price Per Square Foot is $468.00.

The second home is great for someone who is looking for a project.  The home features 2 bedrooms, 2 baths in the main house and 1 bedroom, 1 bath in the guest house.  There is a total of 2,504 square feet of living space and 14,000 square foot lot.  I was in the house with the listing agent before she put it on the market and the home has great bones.  You could certainly live on the property while you did your renovations.  This is a great chance to live in one of Coconut Grove’s gated communities for under $1,000,000.  The List Price is $890,000, and they are asking $355.00 per square foot.

Finally, there is a 12,000 square foot piece of land available for $899,000.   Although there is surely a premium for being in Ye Little Wood, at $74.00 per square foot of land these sellers will have a difficult time finding a buyer.  To give you a reference point, I just sold a 21,600 square foot piece of land on Park Avenue a block away (not in a gated community) for $29.00 per square foot.

Cloisters On The Bay – Market Report

Cloisters On The Bay is a gated community of 40 villas in the heart of downtown Coconut Grove.  The community is waterfront although only a few villas have water views.  The amenities at The Cloisters include a heated pool, tennis court, club house and a 24 hour security guardhouse.

There have been two closed sales this year.  The first was Unit 518, a 4 bedroom, 4 bath with 5,860 square feet of living space and sold for $1,350,000 ($230.00 psf).  This unit sold for $2,150,000 back in 2002.

The second Unit sold this year was Unit 1135 a short salewhich featured 3 bedrooms, 3 baths with 5,822 square feet of living space and sold for $1,000,000 ($171.00 psf).

The most expensive on the market is Unit #622 (above) priced at $2,990,000 which features direct bay views, a master suite, impact resistant doors and windows, rooftop terrace plus more.  Broker is Avatar.

Probably the best deal in The Cloisters right now is Unit #205 (above) priced at $1,395,000 asking $246.00 per square foot.  This unit has the lowest price per square foot in the community and features 5,664 square feet of living space with 4 bedrooms/4 baths.  Broker is EWM.

If you have the luxury of time, check out the two short sales in The Cloisters.  Units 204 and 1137 are both priced at $1,350,000 and feature 4,500 square feet of living space with 3 bedrooms and 4 baths.  Broker is EWM for both.

Villa De Garmo Makes Nice Price Reduction

Villa De Garmo made a nice price reduction this week and is now listed at $3,975,000.  This is one of my favorite estates in Coconut Grove, I have had the opportunity to visit it several times and each time I enter the gates a sense of tranquility washes over me.  It has been beautifully restored and as a landscape buff I can’t help but admire what the owners have done.  The home was the star property of last year’s Coconut Grove Garden Tour.   If you are looking for a one of a kind estate in Coconut Grove you must visit this home.

The Moorings: A Gated Community in South Grove

The 24 hour private gated community of The Moorings is located in South Coconut Grove off of Main Highway.  There are 4 homes for sale right now which range in price from $1,495,000 to $2,799,000.   None of the homes that are currently for sale are on the water, but the community does have waterfront homes.  Each residence comes with Riparian Rights.  There is dock space  available for residents of The Moorings but the wait list is several years long.   The properties in here are a mixture of old and new construction and the lots are very large.

Bayshore Villas, A Gated Community

Bayshore Villas is a gated community located off of South Bayshore Drive (next to L’Hermitage).  The name Bayshore Villas can be deceiving because some people use the term “villa” to describe a luxury townhouse, and others use it to describe an architectural style.   To clarify, all of the 25 properties in here are single family homes with a Mediterranean style.

If you are interested in this community then you are in luck because there is 1 gorgeous waterfront villa for sale which is now priced at $4,300,000.  The home features an astounding 9,000 square feet of living space on an 8,000 square foot lot.  I had a client that was confused as to how there could be a 9,000 square foot house on an 8,000 square foot lot.   The simple answer is…the house is built up!  It has 3 stories. 

Believe it or not, asking $477.00 per square foot this home is a good value.   Although you aren’t getting much land, you are getting unobstructed views of Biscayne Bay in a secure gated community.  

The last home listed in the MLS that sold in Bayshore Villas was a non-waterfront property and located at 3522 Bayshore Villas Drive.  It closed for $1,880,000.   There are currently no other properties for sale in here.

For So Many Reasons, The Cloisters Is The Place To Buy

The Cloisters On The Bay is the perfect gated community for those people who want real value in today’s market.  Prices have been steadily falling and almost all of the units on the market have been reduced by more than $100,000.  There are 12 units on the market in here which is quite a lot considering that there are 40 total.  This high percentage of properties for sale contributes to the low prices because the villas are VERY similar to one another and the only way for owners to compete is price.   I love it because it means great deals for my buyers.

The Cloisters consists of 40 total villas that run along either side of the main road.  It was built in 2005 and all units feature top of the line finishes and appliances.  Aside from personal touches, they are all turnkey ready.  Several are located right on the water while others have views of the water from their rooftop terraces.  There is a beautiful pool, tennis court and clubhouse in the community.  All have a 2 car garage on the bottom floor which provides protection to the rest of the house against flooding, and all have hurricane impact glass.

The Cloisters is located in the heart of Coconut Grove’s downtown district.  The below photo is the view as you exit the gates of The Cloisters.  I am not kidding, it truly is within feet from Greenstreet Cafe, George’s, La Petit Paris, Cita’s, Le Bouchon De Grove etc.

There has only been ONE sale in The Cloisters in the past 12 months.  It was for a 5,660 square foot unit with 3 bedrooms, 3.5 baths and sold for $1,450,000.

Here are a few for sale that stand out to me……Unit #412, the owners paid $2,275,000 back in July of 2007 and now have it listed at $1,999,000.  Units #1135, #1137, #204 are asking $1,350,000, these are the lowest priced units in here and are unheard of asking prices for a property in The Cloisters.
