Grovenor House Market Update: 2 Sales So Far In 2012

This month there have already been two condos sold at The Grovenor House in Coconut Grove. Both were 1,756 square feet with 2 bedrooms, 2 baths. They sold for $975,000/$555.00 per sq. ft. (located on the 7th floor) and $1,050,000/$597.00 per sq. ft. (located on the 22nd floor).
In 2011, there were a total of 11 sales at The Grovenor House ranging in price from $725,000 to $2,875,000. The average selling price per square foot was $578.00, which was up $28.00 per sq. ft. from 2010 and $60.00 per sq. ft. from 2009.
There are currently 13 condos for sale at The Grovenor House. With this year’s two sales, there is just one smaller unit (1,756 square feet) available right now, all others are 2,333 square feet and up. Residences Of Vizcaya, Coconut Grove Real Estate Update

The Residences of Vizcaya is a brand new boutique waterfront condo consisting of just 18 residences. Recently the listing agent got in touch with me to let me know that 12 of the 18 units have sold. The 6 units left are priced between $2,100,000 and go all the way up to $6,000,000. I have toured the The Residences of Vizcaya several times and one thing that really stands out is the attention to detail in the finishes as well as the quality of construction. Good News For The Ritz Carlton, Coconut Grove

This week Unit #2001 at the Ritz Carlton in Coconut Grove closed for a sales price of $1,675,000 which makes the first $1,000,000+ unit to sell all year at the Ritz. The luxury market at the Ritz Carlton has been virtually non-existent since the beginning of the year so this sale indicates that buyers continue to see value in the higher-end price range here. The unit offered 3 bedrooms, 3 baths with 2,859 square feet of living space and great views of Biscayne Bay and was listed by Anabella Hildalgo of EWM. Last year there were 13 total sales at the Ritz with 3 of those coming in over $1,000,000.

Homes For Sale Near Coconut Grove’s Village Center

I have had quite a few buyers lately who were looking to purchase property within walking distance to Coconut Grove’s village center. Just this year we have sold two units in Yacht Harbour, one villa in The Cloisters, one in Grove Square and one in Cocostyle all of which were just steps away from the movies, restaurants, cafes and shops of Coconut Grove. Buyers certainly see value in properties that are walkable. In fact, many home search websites (including ours) give a “walk score” on every home to help buyers determine how close they are to a city center.
Below is a list I have prepared of the current homes for sale located within the heart of Coconut Grove’s downtown village:
- High Rise Condos: The Ritz Carlton, Yacht Harbour, Grove Tower, The Sonesta and The Mutiny.

Social Media Roundtable At Residences Of Vizcaya, Coconut Grove

Last evening I was honored to speak in front of my colleagues to discuss the power of social media in today’s real estate market. Joining me on the panel were fellow Realtors Janie Coffey of One Sothebys and Sarah Elles Boggs of Keller Williams. Moderating the event was Jason Smith of Keller Williams. It was interesting to hear how each one of us sitting at that table have our own unique way of reaching out to buyers and sellers through social media.
I think that one of the most important lessons learned by everyone was that whichever method of social media you choose you have to stay true to yourself. As I’ve said many times on my blog over the years, I am a numbers guy. I study, track and analyze the trends in order to produce a predictable outcome for my clients. In my earlier years I was a day-trader in the stock market and spent quite a bit of time pouring over charts and data. My education and past experiences have combined with my passion for real estate to help give my clients and blog readers the best possible advice and direction.

The setting of the event was incredible. Residences of Vizcaya is located on Biscayne Bay in North Coconut Grove. It is a brand new, high-end boutique style building comprised of just 18 residences with prices starting at $2,100,000. Ritz Carlton, Coconut Grove Market Update

You likely remember the sale of Unit 906 at The Ritz Carlton earlier this summer for $535,000. It was the larger 2 bedroom floorplan consisting of 2,028 square feet of living space. The owners purchased the unit, did some renovations and placed it back on the market for a list price of $850,000 which has now been reduced to $795,000.
However there has now been another 2 bedroom unit (also the larger floorplan) which has sold for $540,000. The good news is that this was a short sale so it might not have the impact on values that another low non-distressed sale would in the building.
There are currently only 2 of the larger 2 bedroom units currently on the market at the Ritz Carlton (including Unit 906 above). To view more information and photos of these units click here.

Final Day Of Coconut Grove Condo Updates: The Ritz Carlton and The Sonesta

Today is the final day of my Coconut Grove condo review. In case you missed our previous condo posts you can catch up on them here: Yacht Harbour, Grove Tower and Grove Hill, Grovenor House and Grove Isle.
Ritz Carlton, Coconut Grove
The Ritz Carlton in Coconut Grove has had quite a ride since it was completed. Values have fallen considerably from 2007 ($500 per square foot) to 2011 ($313 per square foot). This is by far the biggest drop we have seen in any major condo building in Coconut Grove. One reason I feel that the Ritz is struggling is because it is no longer considered the “new kid in town” and unfortunately The Grovenor House has stolen much of its thunder in recent years. There are currently 28 units for sale in both the residences and the hotel tower ranging in price from $300,000 all the way up to $3,600,000. The Sonesta, Coconut Grove
The Sonesta is located at 2889 McFarlane Road and is one of two condo/hotels here in Coconut Grove. It has a contemporary style, great views of Biscayne Bay and has just completed a major exterior renovation. I recently reported that The Sonesta has had the highest number of condos sold in 2011 than any other condo building here in the Grove. There are currently 13 condos for sale in The Sonesta and are priced between $239,000 to $675,000. Market Review: Grovenor House and Grove Isle In Coconut Grove

Grovenor House, Coconut Grove
Built by Ugo Colombo in 2006, The Grovenor House is the newest condo building in Coconut Grove. The lobby of the building is very elegant with lots of light, high ceilings and warm wood accents. Prices in The Grovenor House right now range from $820,000 (for a 2 bedroom with city views) and go all the way up to $14,500,000 (for a penthouse with bay views).
When you take a look at the chart below, it seems that the time has passed to get a good deal in The Grovenor House. The average “price per square foot” has steadily increased since 2009, and is almost back up to 2007 numbers. To view condos for sale in The Grovenor House, click here.

Grove Isle, Coconut Grove
Grove Isle is located on a private island just off of South Bayshore Drive in North Coconut Grove. There are many reasons that make Grove Isle very desirable to buyers. First, the amentities are top notch and include such things as a full service marina, pools, tennis courts, restaraunts, spa, hair salon, gym and scenic jogging/walking path.

Market Update: Grove Tower and Grove Hill Condos, Coconut Grove

Continuing on with my analysis of the Coconut Grove condo market, today I will be featuring Grove Tower and Grove Hill.

Grove Tower, Coconut Grove
Grove Tower is located at 2843 South Bayshore Drive, 33133. It was built in 1983 but many of the units have been updated. Grove Tower is known by the locals as the “bicycle rack building” because of its signature rounded balcony design. There are currently 5 condos on the market in Grove Tower priced between $399,000 and $2,450,000. There have been 6 condos sold in Grove Tower so far in 2011 which is more activity than we have seen in the building in several years. Grove Hill, Coconut Grove
Grove Hill is located a few blocks north of Grove Tower, at 2645 South Bayshore Drive. Grove Hill is a boutique condo building consisting of just 77 units on 22 floors. There are currently 4 condos for sale in Grove Tower, 1 penthouse unit with spectacular water views priced at $2,699,000, and 3 units without water views all listed under $1,000,000. As you can see from the below graph, 2009 and 2010 garnered some high values but in 2011 we have seen them come down a bit. To view condos for sale in Grove Hill, click here.

Looking Ahead In Coconut Grove….

I hope everyone had a great Labor Day this past weekend and I am excited to officially kick off the busiest time of year for real estate in South Florida. If you know me then you know that I am stickler for details, perfection and organization. My team has spent the past month preparing for what is to be the most active real estate market we have seen in Coconut Grove’s history. During this time we have added and trained an additional office assistant, we have switched our filing system over to DropBox where everything will be stored in the “clouds” (safe from hackers and hard-drive crashes) and will be rolling out some innovative and unique marketing tools for my current and future listings.
The passing of Labor Day also indicates the beginning of the snow-bird season in Miami, when all of the northerners fly down to their condos for some sun and relaxation. On that note, each day this week I will be showcasing a different condominum building here in Coconut Grove. Today’s featured condo is one of my favorite buildings, Yacht Harbour located at 2901 South Bayshore Drive, 33133.

Yacht Harbour is not necessarily the newest or swankiest condo in Coconut Grove. But it has a “certain something” about it that makes it very popular among buyers. First of all, it is the closest major condo building to Coconut Grove’s village center. Second, it has some of the largest balconies offered here in the Grove and third, it has a great association and employs some of the best and friendliest staff in town.
There are currently just 6 units for sale in Yacht Harbour ranging in price from $725,000 to $395,000. There have been 3 sales in the building so far this year. One of which was an international client of mine who purchased Unit 16-H for $245,000, it was a 1 bedroom, 1.5 bath with 1,105 square feet and water views from every window. The other two sales occured for $375,000 (2 bedroom, 2 bath) and $215,500 (1 bedroom, 1 bath).
