Condos In Grove Isle Have Remained Stable

If you are looking to invest in a condo where there is proven stability than look no further than Grove Isle.  Over the past 5 years their sales numbers have remained strong.

Last year Grove Isle had a slight drop in the “sales price per square foot” figure but that number has already bounced back this year.  With the market improving every day, I wouldn’t be surprised if we saw the number go back to 2006 – 2008 levels by next year

Activity Is Up In The Grovenor House

The market in the Grovenor House has really come alive this year.  There have been a total of 13 closed sales in 2010 (only 7 closed in 2009).  This month alone has seen two $1,000,000+ units go under contract (Unit 2101 listed for $2,875,000 and Unit 1504 Listed for $1,675,000). 

The water view condos in The Grovenor House have had the most movement.  12 out of the 13 units sold featured bay views (selling at $579 a foot).  There was only 1 garden view condo to sell this year (it sold at $382 a foot).   None of the sales this year have been short sales or foreclosures.

To view a list of all the condos (21) for sale in The Grovenor House click here.  Of these, 2 are unapproved short sales.  The condos with water views are asking on average $796 a foot while the garden view units are asking an average of $576 a foot.

Market Review: Grove Hill Tower, Coconut Grove

One thing I really like about Grove Hill Tower is its size.  Of the big 5 condominiums along South Bayshore this is the smallest one which means a much more intimate, private setting.  Of all of the units in the building, I prefer those located on the north side because they tend to be quieter (those on the South pick up some noise from the adjacent hotel).

A unit closed yesterday in Grove Hill Tower for $1,200,000 ($535.00 a foot).  The unit was located on the 10th floor and had 3 bedrooms, 3.5 baths with 2,240 square feet of living space and faced south.  There has been one other unit to close this year in Grove Hill.  It was located on the 15th floor and sold for $1,000,000 ($446.00 a foot).  This unit had 3 bedrooms, 3.5 baths with 2,240 square feet and was north facing. 

Grove Hill Tower offers many amenities such as a heated lap pool, children’s pool, children’s play area, tennis court, basketball court, barbeque, 24 hour valet and concierge service.

Some Sellers Taking A Big Hit At The Ritz Carlton

There are currently 32 units for sale at the Ritz Carlton Residences in Coconut Grove.   Prices range dramatically from $340,000 (1 bedroom) all the way up to $3,600,000 (penthouse unit). 

The least expensive 2 bedroom is Unit #605 currently priced at $545,000 (not a short sale or foreclosure) and features 1,540 square feet of living space.  It has been on the market since April of 2010 (listed by Coldwell Banker).   See photos below.

There have been 8 sales in the building so far this year.  Many people were shocked when some of these units closed at extreme discounts off their asking prices.   Unit #1801 (3 bedrooms) was asking $1,500,000 and closed at $1,050,000.  Unit #208 (3 bedrooms) was asking $975,000 and sold for $800,000.  Unit #1203 was asking $795,000 and closed for $612,500

Some of the units in the Ritz have been on and off the market for years and I know of several sellers who are frustrated with the slow movement in the building.  The carrying costs are not cheap and it may make sense for some people to settle for less now as opposed to paying the maintenance fees and taxes while the property sits on the market.

Presidential Suite At The Sonesta Sells For $1,450,000

The Presidential Suite at The Sonesta sold recently for $1,450,000.  The unit offered sweeping east, west and south views with 3 bedrooms, 4 baths and 1,937 square feet of living space.

The Sonesta has some of the best views in Coconut Grove and was rated #6 for the Best Performing Condo/Townhome Complexes in Miami.   It is also a full service hotel and located just steps from the shops and cafes of downtown Coconut Grove.

I was over at The Icon in downtown Miami this weekend and believe it or not there were buyers lined up outside the sales office.  There are some buildings in Miami right now that are in high demand and other buildings that are just……not.

For instance, The Residences of Ritz Carlton in Coconut Grove currently has 42 units on the market and has only had 9 sales since January of 2009.  Most of the units that sold sat on the market for over a year.

The average List Price/Square Foot at The Ritz is currently $493.00 and the average Sale Price/Square Foot is $392.00.  Units currently range in price from $360,000 to $3,600,000.

I had two great listings at The Ritz Carlton last year and rarely had showings.  We did everything possible to market them including mailings, newspaper, internet, open houses but it just seemed that the interest wasn’t there.

Residences of Vizcaya Tour

Yesterday I had the opportunity to tour the progress they have made over at The Residences of Vizcaya (a new boutique condominium in North Coconut Grove) since my last visit in May of 2009.  I posted a slideshow back then at Hard Hat Tour Of Residences of Vizcaya.

While the exterior of the building has come along nicely, it didn’t seem that they had made much progress on the interior.

The agent for the building assured me that they were now pushing ahead at a much faster pace and should have the common spaces completed in 3 to 4 months and the residences in about 5 to 6 months.  One selling point is that if you purchase a unit now you have the ability to meet with the developer and reconfigure the spaces to meet your needs.  According to the agent, 10 of the units are under contract.

There are currently 4 different style units within The Residences of Vizcaya:

The first,  offers 5 bedrooms, 5 baths, 1 powder room and maids quarters.  The living area is 4,427 with 1,005 square feet of terrace.  List Price is $2,860,000.

The second, V2 Residence offers 3 bedrooms, 3 baths and 1 powder room with 2,671 square feet of living space and 833 square feet of terrace.  List Price is 1,340,000.

The third, V3 Residence offers 4 bedrooms, 5 baths, 1 powder room and a maids quarters.  They feature 4,475 square feet with 1,005 square feet of terrace.   List Price is $2,860,000.

Finally, the Townhouse Units are two stories high and feature 3 bedrooms, 3 baths with 1 powder room and 3,786 square feet of living space with 966 square feet of terrace.  The townhouse units are unique because they have two floors of bay views.  List Price is $2,860,000.

Security is 24 hours a day, 7 days a week.  The Concierge of the building will handle everything for its residents including paying your bills while you are gone, pet sitting, shopping assistance, restaurant reservations, tickets to sporting events, home cleaning, car detailing etc.  Maintenance Fees should be about $.75 per square foot.

There are also boat slips available for purchase.  Only 4 boat slips are still available, and the starting price is $450,000.
