Market Update | The Cloisters In Coconut Grove

I write about the real estate market in The Cloisters quite often because of its great location in the heart of Coconut Grove. Every day while I am having breakfast at Greenstreet I see Cloisters residents walking, biking and jogging to and from the gated community. They are extremely lucky to have all of Coconut Grove’s restaraunts, cafes, shops and movie theater just steps from their front door.
A few years ago The Cloisters suffered from several short sales and foreclosures which really brought down values for the gated community. Since then, the market in The Cloisters has improved and this year there have been two sales which solidified the turnaround. First, Unit 307 closed for $1,625,000 and second, my listing (Unit 1238) just closed for $1,775,000. These two sales represent some of the highest on record for The Cloisters.

Low Supply In Coconut Grove’s Gated Communities

Many people like the privacy and security that a gated community has to offer and we are working with a client right now who is looking strictly for a single family home in one of Coconut Grove’s gated communities. Unfortunately this segment of the market is extremely tight, particularly for the $3,000,000 and under homes.

An advertisement in The Miami Herald from Jan 11, 1920, refers to Ye Little Wood as “Unique, attractive residential suburban homesites, in the heart of aristocratic Coconut Grove, combining the conveniences of the city with the charm and exclusiveness of the country…” I would say that the same description applies today.
