I have seen years go by without any turnover in the gated community of Camp Biscayne which is why it is surprising that there have already been 2 sales closed so far this year. The first was 3505 Main Lodge Drive which sold for a whopping $11,000,000 back in March. This was a spectacular bay-front estate offering 8,138 square feet of living space on 1.5 acres of land. And yesterday, 3120 Monroe Drive came across the wire at a sale price of $2,800,000. This was one of the original homes in Camp Biscayne, built in 1912, and located on the canal. It offered 4,520 square feet of living area on a 18,375 square foot lot.
Camp Biscayne is one of my favorite Coconut Grove gated communities because of its unique location in the heart of downtown Coconut Grove. It was founded by Ralph Munroe in 1903 as a winter retreat for wealthy northerners. Munroe’s guests at Camp Biscayne included Alexander Graham Bell, William Rockefeller, and Lawrence Mayo.
