Complete Guide To Coconut Grove’s Gated Communities

If you are looking for a home in a gated community you have quite a few choices here in Coconut Grove.  As you can see from the map below, the entrances to these private communities are located along South Bayshore Drive, Main Highway and Douglas Road.   Some of our gated communities are larger and consist of more than 50 homes/villas while others are much more private with just a handful of homes within the community.

I am proud to say that I have been a part of 4 of the 16 sales in Coconut Grove’s gated communities this year.

L’Hermitage, Coconut Grove: A gated community of villa style homes.  L’Hermitage appeals to buyers who want a mixture of condo and single family home living.  It features a 24 hour guard, beautiful waterfalls and creeks throughout the grounds, perfectly maintained landscaping, a pool, tennis courts and some boat dockage.  The villas are clustered around small cul-de-sacs and each has a 2 car garage and a 2 car carport.   There are currently 6 villas for sale in L’Hermitage, 3 have sold so far in 2012 with an average sales price of $1,323,000.  Click here to view all homes for sale in L’Hermitage.

Bayshore Villas:, Coconut Grove: Bayshore Villas is located just off of South Bayshore Drive.  It consists of 25 Mediterranean style single family homes.  Although there aren’t any currently on the market for sale, two have sold this year at an average price of $1,737,000.

Bayview Villas, Coconut Grove:  Just across the street from Kennedy Park is Bayview Villas which is home to several tri-level luxury villas.  There are currently no homes for sale in here, however I recently sold a pocket listing in this gated community which went for $1,235,000.  View more information on that sale here.

Longview, Coconut Grove: Just a little further south lies the gated community of Longview.  It was originally the home of Alfred Whitting but in the 1930?s was sold to philanthropist W.T. Grant who lavishly entertained there.  In 1937 Mr. Grant donated Longview to the University of Miami and it became the President of UM’s home for the next 37 years.  It was the scene of many of the University’s social and ceremonial functions.  Today, Longview consists of 10 luxury two-story villas.   Common areas of Longview include a 60 foot pool with waterfall and tennis court.  It is a great combination of luxury and yesterday’s Coconut Grove.  I have the only current listing in this community, however it was recently placed under contract.  It was listed for $999,000.  View more information on that property here.

Treasure Trove, Coconut Grove: Also close to Kennedy Park is the brick road entrance to Treasure Trove.  This beautiful estate was once home to just one original property but in the late 1990?s it was divided up into several lots and 10 single family homes were built.  There are currently no listings available for sale in Treasure Trove and there have been no sales in 2012.  View more information on Treasure Trove here.

The Cloisters, Coconut Grove:  Quite often I write about the real estate market in The Cloisters.  I am partial to its great location right in the heart of Coconut Grove’s village (and across the street from my favorite breakfast spot Greenstreet Cafe).   The gated community consists of 40 tri-level villas.  There are currently 4 villas for sale in The Cloisters, and there has been 1 sale in 2012 which traded for $1,285,000.  View information and photos of all homes for sale in The Cloisters here.

Camp Biscayne, Coconut Grove: Founded by Ralph Middleton Munroe in 1902, Camp Biscayne is one of Coconut Grove’s luxury gated communities.  This waterfront community features some of Miami’s finest homes.  There are currently no homes for sale in Camp Biscayne, there was one sale in 2012 – it was a vacant lot that traded for $795,000.

Via Abitare, Coconut Grove: When you enter the gated community of Abitare you feel as if you have just entered northern California.  The dark wood tri level villas resemble an earthy contemporary style architecture.  Some villas have views of the Bay.  There is currently 1 villa for sale in Abitare, click here for more information.  There have been 2 sales in 2012 which traded for an average price of $586,000.

The Anchorage, Coconut Grove: Another waterfront gated community sitting just south of Ransom Everglades and once home to former Miami Heat basketball player Alonzo Mourning.  There is currently one home for sale in The Anchorage, view information and photos here.  There have been no sales in 2012.

Hughes Cove, Coconut Grove: Hughes Cove is the ultimate in privacy and luxury.  It is the home of who’s who in Miami.  Located at the end of Devon Road most people don’t even know it is there.  There are currently 3 homes for sale in this exclusive gated community.  I previewed 3310 Devon Court listed for $12,900,000 last week and can say that it is a one of a kind property.  To view photos and information of all homes for sale in Hughes Cove, click here.

Four Way Lodge Estates, Coconut Grove: Located on the eastern end of Poinciana Avenue in south Coconut Grove, Four Way Lodge Estates has a 24 hour guard at the entrance.   Although it appears private, the street is actually open to the public.   There has been 1 sale in this gated community so far this year which was my listing located at 3450 Poinciana Avenue.  The home traded for $1,910,000.  There are currently 2 homes for sale in Four Way Lodge Estates, to view photos of these properties click here.

The Moorings, Coconut Grove:  A little further south on Main Highway we have the gated community of The Moorings.   This is a great community featuring some of Coconut Grove’s best homes.  There have been no sales in The Moorings so far in 2012, however there are 2 on the market for sale.  View information and photos on the homes currently available for sale in The Moorings.

Ye Little Wood, Coconut Grove:  Ye Little Wood is an enclave of 31 homes in the South Grove nestled along a winding road with a canopy of massive oak trees.  It is one of my favorite locations in Coconut Grove.  There has been 1 sale this year in Ye Little Wood, it was my listing which closed for $1,695,000.  View information on that home here.  There are currently 2 properties for sale in Ye Little Wood.  The first is a 12,000 square foot lot listed for $888,888 and the second is a home listed for $949,000 – view photos and information on that home here.

De Garmo Estates, Coconut Grove:  De Garmo Estates sits at the intersection of Main Highway and Douglas Road and is the former estate of Walter C. De Garmo.  If you read the blog, you know that his original home was recently sold for $2,737,500.  There are currently no homes for sale in the gated community of De Garmo Estates and none have sold in 2012.

Entrada Estates, Coconut Grove:  Located in Coconut Grove’s southernmost point, Entrada Estates is a gated community with public access similar to Four Way Lodge Estates.  There have been 3 closed sales in Entrada Estates this year, coming in at an average sale of $2,566,000.  There is currently just one on the market for sale, view photos and information of that property here.
