L’Hermitage, Coconut Grove Market Update

With just three closed sales this year, the real estate market has been fairly slow in the gated community of L’Hermitage. The good news is that two units went under contract this month; first is our listing which was priced at $899,000 and second was Jo-Ann Forster’s listing priced at $749,900.
Now that those two villas have been snapped up, the remaining inventory is all priced over $1,000,000. Asking prices currently range from $1,050,000 and go all the way up to $2,295,000. Highest Sale Price In Bay Heights In 2011

Last week the home located at 159 West Shore Drive in the Bay Heights area of Coconut Grove closed for a sales price of $850,000. This makes the highest sale price in Bay Heights all year. With 13 sales in 2010 and 6 so far in 2011, this neighborhood has seen an extremely high amount of turnover. Buyers often find that they can get more house for their money in Bay Heights than anywhere else in Coconut Grove. Sepy Dobronyi’s Home For Sale In Coconut Grove

Sepy Dobronyi could go by many titles including sculptor, royal crown jeweler, aristocrat, art collector, world traveller, movie maker, pilot, wine collector, sportsman, playboy but most importantly he was one of Coconut Grove’s most famous residents. Dobronyi passed away back in May of 2010. His house which was located in the gated community of Ye Little Wood has just come on the market at a list price of $1,400,000. My listing located at 4095 Park Avenue closed today for a sales price of $1,250,000 or $313.00 per square foot. Thanks to our aggressive print and Internet marketing campaign we were able to place the property under contract within 30 days of coming on the market. The home offered 6 bedrooms, 5.5 baths with 3,992 square feet of living space on an 11,813 square foot lot. Congratulations to the new buyers and welcome to Coconut Grove!

Breakdown Of Homes Sold In Coconut Grove

Take a look at the chart I created above which shows you the breakdown of Coconut Grove single family home sales in 2011. As you can see we have a healthy market both over and under $1,000,000. The chart also tells us that the homes between $600,000-$1,000,000 are far less active than other segments of the market which can be explained by a couple of factors. The entry level home market ($599,999 and under) has always been a thriving segment in the Grove but the main reason for its success right now is that buyers tend to qualify for FHA loans which are easier to get than conventional loans. The homes over $1,000,000 are active right now because you have more buyers who can pay cash. It is the $600,000 to $1,000,000 homes where buyers don’t have cash and struggle to get conventional financing, therefore we see less activity in this price range.
This chart includes north and south Coconut Grove home sales since January 1, 2011.
Pricing your home correctly is essential in our current market. I have recently reduced a couple of my listings and the increase in activity has been dramatic. Buyers are out there and inventory is low, now is the time to get your home priced right and sold quickly.

If you look at the number of people who are behind in their mortgage payments in Miami the figures can be quite daunting. Although the foreclosure numbers are up from last year, we still haven’t experienced an onslought of them here in Coconut Grove. Out of the 133 single family home sales in Coconut Grove in 2011 there have been 14 foreclosures sold. As you can see below, a majority of them are in the $500,000 and below price point.
