There have been a few interesting sales over the past 7 days in Coconut Grove. First we have 3810 Battersea Road (photo above) which closed for $1,300,000. The word on the street was that the house had several offers when it first came on the market. The home was in impeccable condition, had impact windows and doors, a $200,000+ chefs kitchen and was an all around special property. Not surprisingly, it sold for $373.00 per square foot which is a VERY good comparable for the South Grove. This property was listed by William Meyersohn of Coldwell Banker.
The home that I listed a few weeks ago at 3740 Irvington Avenue (photo above) was placed under contract over the weekend. This is more evidence that if you list your house at a compelling price in this market buyers will take notice.
