There is quite a big race going on right now in Coconut Grove for City Commissioner. Just about every other house has a Sarnoff, Callahan or Neimeyer sign in their front yard. I hope these guys know that they are taking over my highly coveted ”for sale sign” space.

I have been following the progress of a new contemporary home that is under construction on Poinciana Avenue in the South Grove. Pocket Of Homes In North Coconut Grove Sees High Turnover

I am very partial to the area in North Coconut Grove between 27th and 22nd Avenue. I have several friends who live here and they always tell me how much they love their neighborhood. One reason I like the area is because it doesn’t have the high walls and gates that you see on homes elsewhere in the Grove which gives it a very welcoming feeling and makes it easier to meet your neighbors. It is also located just a few blocks away from Kennedy Park.
This section in the North Grove tends to see quite a high turnover due to what I believe is the price point. It is one of the only “entry-level” locations in the Grove and therefore you tend to have more owners who are looking to sell within 5 years of purchasing.
So far in 2011 the neighborhood has had 20 home sales at an average of $466,000 per home or $266.00 per square foot which is up from last year where the average was $376,000 per home and $239.00 per square foot.

I have had quite a few buyers lately who were looking to purchase property within walking distance to Coconut Grove’s village center. Just this year we have sold two units in Yacht Harbour, one villa in The Cloisters, one in Grove Square and one in Cocostyle all of which were just steps away from the movies, restaurants, cafes and shops of Coconut Grove. Buyers certainly see value in properties that are walkable. In fact, many home search websites (including ours) give a “walk score” on every home to help buyers determine how close they are to a city center.

Land For Sale In Coconut Grove – Market Update

I was talking to a client the other day about vacant land in Coconut Grove. She knew from reading the blog that prices for land were at an all time low right now but was curious why there were some lots in Coconut Grove that hadn’t been snapped up by builders yet. The main reason I explained, was that builders are limited with the pieces of land that they can buy. In order for them to maximize profits, they need to build a single family home that is at least 4,000 to 5,000 square feet in size and with today’s code restrictions (setbacks, etc) it means that they need a lot size of about 8,500 to 10,000 sq. ft. which needs to be at least 60 feet wide.
Therefore if you have a piece of land which is smaller than 8,500 you will very likely be selling to an end-user, someone who wants to build a house for their own personal use and these buyers are very hard to come by. With prices what they are, I believe that land remains one of the best investments you can make right now in Coconut Grove.

While we are seeing a good amount of buyer activity right now in Coconut Grove (The Riley Smith Group currently has 9 properties under contract) I have noticed a lack of listings coming on the market. Typically at this time of year Coconut Grove gets a fresh new supply of inventory but that hasn’t been the case so far. I can count on two hands the number of decent homes to hit the market in the Grove in the past few months and some of them have already been placed under contract. With more homes selling and fewer coming on the market it is good news for home owners but not great news for buyers. Increased demand and lower supply means that buyers may have to pay more to get the home they want.

As you can imagine, I get asked all the time “So how is the real estate market Riley”? I can answer this with one simple figure which was just released from NAR (The National Association of Realtors): “Every day there are 13,780 homes sold in this country“. In my opinion, that is a darn good market.
And now when a buyer says to me “Riley, I really like this house but I’m not sure if it’s the right time to buy” my response can be that ”Yesterday, 13,780 people decided that it was a good time to buy, today 13,780 people decided that it was a good time to buy and tomorrow 13,780 people will decide that it is a good time to buy. With this figure coming in 18.6% over last year’s number, it is a safe bet that NOW IS THE TIME TO BUY”.
