An unapproved short sale came on the market last night for a list price of $1,400,000. The lot offers 140 square feet of water frontage in the gated community of Entrada Estates. It is located on a canal but is just seconds away from the Bay with no bridges. The lot size is 18,480 square feet, and there is a half built structure on the property that could be torn down or completed according to the buyers needs.
They are asking just $70.00 per square foot of land which would be a steal if you got something close to that. Keep in mind that it is a short sale so who knows what the bank will ultimately accept. The property is listed by Fortune Realty.
There hasn’t been a lot of activity in this segment of the market. In fact, there have only been 3 waterfront land sales on the MLS history in Coconut Grove. See below:

Good Comparable In South Coconut Grove

The 1,516 square foot home located at 4121 Woodridge Road closed yesterday for a sales price of $455,000 which is $300 per square foot. Any time a home sells in the South Grove for $300 a foot or higher it is a good thing and is more indication that values are stable. Broker was Sotheby’s.

More Investors Jumping Back Into West Grove

Going along with yesterday’s post there have been three more sales in the West Grove which were purchased by two different investors.
I had the buyers for the first sale which was a duplex located at 3065 Elizabeth Street. This property closed for $560,000. They intend to put renters in each of the townhouses and at this price will get a nice return on their money. The townhouses were built in 2007 and are in very good condition.
The other transactions were for two side-by-side townhouses located on New York Street. They were foreclosures and listed for $319,000. The properties sat on the market for a matter of days before getting snapped up by an investor and closing for $300,000 a piece. Listing broker was Lowell Homes.
Investors coming back into the market is just another great sign for Coconut Grove!
