Real Estate Weekend Recap

One of the best things about my job is meeting new people. Over the weekend I had the opportunity to work with a couple of different buyers who are looking in completely different segments of the market. The first was looking to build or buy a contemporary home in Miami and the second was looking for a townhouse in Center Coconut Grove. I always enjoy hearing my client’s stories and why they are buying or selling. My open houses at Le Jeune, Park and Prospect were another great venue to meet people and talk real estate. We had a great turnout and it just reinforced my belief that this Fall is going to be an incredibly busy real estate season.

Recent Sales In Coconut Grove You Should Know About

There are a few closed sales that have occurred this month that are worth mentioning today. First is the home located at 3350 Poinciana Avenue (the gated section of Poinciana east of Main Highway) which was listed for $2,695,000 and closed for $2,400,000 or $471.00 per square foot. In my opinion this is a very good PPSF figure considering that the home wasn’t waterfront. I took some buyers to view the property awhile back and it was a completely turn-key ready home that had been finished beautifully. There have only been 2 higher “price per square foot” figures in the Grove this year for non-waterfront. First was my listing on Hardie Road which closed for $496.00 per square foot and second was the property at 3618 St. Gaudens Road which closed for $523.00 per square foot. 3350 Poinciana was listed by Avatar.

The second sale I want to mention is the one that occurred at 3835 Kent Court. This is significant because the contemporary/modern style is very much in demand these days. The home sold for $1,700,000 or $267.00 per square foot. 3835 Kent Court was listed by ReMax.
Lastly, I wanted to mention the home at 3121 Kirk Street in the North Grove that sold for $490,000, or $290.00 per square foot. This is a good comparable for all of those 3 bedroom ranch style homes in the pocket of the Grove between 22nd and 27th Avenue. 3121 Kirk Street was listed by ReMax.

Clean It Up!

I drive by the house at 2320 Tigertail Avenue practically every day and it bothers me (as I’m sure it does the neighbors) that the new owners/investors haven’t cleaned it up yet. As you can see from this photo, the yard is completely overgrown. The home sold as a foreclosure back in November and I think that it actually looked better when the bank owned it. Just Listed On Irvington Avenue, Coconut Grove!

Ye Little Wood: Antoine Walker’s Coconut Grove Home Finally Sells

Antoine Walker’s financial situation has been no secret over the past few years; just recently he plead guilty to a felony in a Las Vegas casino case and at just 35 years old he has reportedly blown over $100 million. His home here in Coconut Grove was just a small piece of the pie but was so burdened with liens and lawsuits that it was un-sellable for many years. The home came on the market in 2009 priced at $3,500,000 as a short sale. Several people attempted to buy the property since then but could never get clear title. One of the buyers hung in there and waited for the home to slip into foreclosure. When it finally came on the MLS as a bank owned property (just a few weeks ago) the buyers were able to close within a matter of days for $1,800,000. The house offered 7,111 square feet of living space with 5 bedrooms/5 baths on a 20,700 square foot lot. Broker was Lowell Homes.
Antoine Walker won a championship with the Miami Heat in 2006, his last year in the NBA was in 2008 when he played for the Minnesota Timberwolves.

Final Day Of Coconut Grove Condo Updates: The Ritz Carlton and The Sonesta

Today is the final day of my Coconut Grove condo review. In case you missed our previous condo posts you can catch up on them here: Yacht Harbour, Grove Tower and Grove Hill, Grovenor House and Grove Isle.
Ritz Carlton, Coconut Grove
The Ritz Carlton in Coconut Grove has had quite a ride since it was completed. Values have fallen considerably from 2007 ($500 per square foot) to 2011 ($313 per square foot). This is by far the biggest drop we have seen in any major condo building in Coconut Grove. One reason I feel that the Ritz is struggling is because it is no longer considered the “new kid in town” and unfortunately The Grovenor House has stolen much of its thunder in recent years. There are currently 28 units for sale in both the residences and the hotel tower ranging in price from $300,000 all the way up to $3,600,000. The Sonesta, Coconut Grove
The Sonesta is located at 2889 McFarlane Road and is one of two condo/hotels here in Coconut Grove. It has a contemporary style, great views of Biscayne Bay and has just completed a major exterior renovation. I recently reported that The Sonesta has had the highest number of condos sold in 2011 than any other condo building here in the Grove. There are currently 13 condos for sale in The Sonesta and are priced between $239,000 to $675,000. Market Review: Grovenor House and Grove Isle In Coconut Grove

Grovenor House, Coconut Grove
Built by Ugo Colombo in 2006, The Grovenor House is the newest condo building in Coconut Grove. The lobby of the building is very elegant with lots of light, high ceilings and warm wood accents. Prices in The Grovenor House right now range from $820,000 (for a 2 bedroom with city views) and go all the way up to $14,500,000 (for a penthouse with bay views).
When you take a look at the chart below, it seems that the time has passed to get a good deal in The Grovenor House. The average “price per square foot” has steadily increased since 2009, and is almost back up to 2007 numbers. To view condos for sale in The Grovenor House, click here.

Grove Isle, Coconut Grove
Grove Isle is located on a private island just off of South Bayshore Drive in North Coconut Grove. There are many reasons that make Grove Isle very desirable to buyers. First, the amentities are top notch and include such things as a full service marina, pools, tennis courts, restaraunts, spa, hair salon, gym and scenic jogging/walking path.

Market Update: Grove Tower and Grove Hill Condos, Coconut Grove

Continuing on with my analysis of the Coconut Grove condo market, today I will be featuring Grove Tower and Grove Hill.

Grove Tower, Coconut Grove
Grove Tower is located at 2843 South Bayshore Drive, 33133. It was built in 1983 but many of the units have been updated. Grove Tower is known by the locals as the “bicycle rack building” because of its signature rounded balcony design. There are currently 5 condos on the market in Grove Tower priced between $399,000 and $2,450,000. There have been 6 condos sold in Grove Tower so far in 2011 which is more activity than we have seen in the building in several years. Grove Hill, Coconut Grove
Grove Hill is located a few blocks north of Grove Tower, at 2645 South Bayshore Drive. Grove Hill is a boutique condo building consisting of just 77 units on 22 floors. There are currently 4 condos for sale in Grove Tower, 1 penthouse unit with spectacular water views priced at $2,699,000, and 3 units without water views all listed under $1,000,000. As you can see from the below graph, 2009 and 2010 garnered some high values but in 2011 we have seen them come down a bit. To view condos for sale in Grove Hill, click here.

Looking Ahead In Coconut Grove….

I hope everyone had a great Labor Day this past weekend and I am excited to officially kick off the busiest time of year for real estate in South Florida. If you know me then you know that I am stickler for details, perfection and organization. My team has spent the past month preparing for what is to be the most active real estate market we have seen in Coconut Grove’s history. During this time we have added and trained an additional office assistant, we have switched our filing system over to DropBox where everything will be stored in the “clouds” (safe from hackers and hard-drive crashes) and will be rolling out some innovative and unique marketing tools for my current and future listings.
The passing of Labor Day also indicates the beginning of the snow-bird season in Miami, when all of the northerners fly down to their condos for some sun and relaxation. On that note, each day this week I will be showcasing a different condominum building here in Coconut Grove. Today’s featured condo is one of my favorite buildings, Yacht Harbour located at 2901 South Bayshore Drive, 33133.

Yacht Harbour is not necessarily the newest or swankiest condo in Coconut Grove. But it has a “certain something” about it that makes it very popular among buyers. First of all, it is the closest major condo building to Coconut Grove’s village center. Second, it has some of the largest balconies offered here in the Grove and third, it has a great association and employs some of the best and friendliest staff in town.
There are currently just 6 units for sale in Yacht Harbour ranging in price from $725,000 to $395,000. There have been 3 sales in the building so far this year. One of which was an international client of mine who purchased Unit 16-H for $245,000, it was a 1 bedroom, 1.5 bath with 1,105 square feet and water views from every window. The other two sales occured for $375,000 (2 bedroom, 2 bath) and $215,500 (1 bedroom, 1 bath). Below is the “price per square foot” history in Yacht Harbour since 2007, as you can see now is the certainly the time to buy.
