Summertime In The Grove

It’s Friday morning here at the EWM offices in Coconut Grove and I am preparing for a fairly busy day.  I have re-inspections on a home in the Gables which can take anywhere from 4 to 5 hours, a listing appointment on a nice house here in the Grove and at the end of the day I will be sitting down with some buyers to write up an offer.   The weather is hot but real estate in the Grove is still moving!

Lack Of Good Listings For Sale In Coconut Grove

Recently I have been out with several different buyers in all price ranges and the one consistent theme that seems to be running throughout the Grove is that there is a lack of quality homes in each price point – excluding all of my listings which are of course perfect!  But in all seriousness there is a genuine lack of move-in ready, nicely done homes on good streets.  I have even had to call agents of recently expired and cancelled listings to see if their sellers were still interested in selling so that I could have some more inventory to show.

Coconut Grove School Districts

Many people would be surprised to know that all of Coconut Grove isn’t within the boundary of Coconut Grove Elementary’s district.  There are a few small portions of the Grove that are districted for Sunset Elementary as well as Frances Tucker Elementary.  Homes which sit in the the Sunset and Tucker districts are controlled choice areas, which means that parents may indicate their preference for school assignment within six controlled choice boundaries.  

Take a look at the map above which shows the school districts of Coconut Grove.

Map Data Shows Positive Signs For Coconut Grove Real Estate

I just received access to these incredible thermal maps (data provided by the MLS).  The above map shows the average 12 month increase or decrease in estimated home values.  Coconut Grove is defined by the purple line.  According to this map, the only area in Coconut Grove which has seen a decrease in value over the past 12 months is the West Grove, particularly the area south of Grand Avenue. 

The map below shows estimated home values.  Each pixel represents the average home value in a quarter mile area.  There isn’t much of a surprise here, as you move further towards the water in both the South and North Coconut Grove home values tend to increase.

New Foreclosure In Coconut Grove

Last night a foreclosure came on the market at 4288 Douglas Road in South Coconut Grove for a list price of $1,299,000.  It was actually listed at this price for several months before the home fell into foreclosure so I doubt that the bank is going to get close to asking price.  The house is on the quieter part of Douglas Road and it sits on a decent lot that is 16,000 square feet.  Details include: 5,861 square feet of living space, 5 bedrooms/4 baths, built in 1926.

Yesterday I launched the new and improved Real Estate Coconut blog!  As you know, we are Coconut Grove’s original and longest running real estate blog and now I am happy to announce that we offer home search tools that are more user friendly than the national websites.  You won’t need to look any further than The Real Estate Coconut to help you find the perfect home in Coconut Grove.

In the right-hand sidebar you will see a map of Coconut Grove which I have broken down into neighborhoods.  By clicking on each segment of the map you will find homes for sale as well as homes that are for rent.  Below the Coconut Grove map is a condo search tool, and lastly I have a list of popular segments of the Grove market including homes for sale in gated communities, vacant land, villas, townhouses, etc.

Great Comparable in Bay Heights – Highest PPSF In 24 Months

Recently I reported here on the blog that asking prices seemed to be on the rise in the Coconut Grove community of Bay Heights (Are Bay Heights Values On The Way Up?).   And now we have a great comparable to back up those list prices.  The home located at 94 Bay Heights Drive sold for $295.00 per square foot ($740,000).   One reason it garnered such a high price was because the house was in great condition, it had impact windows, California closets a heated pool etc.   It is the highest “price per square foot” figure we have seen for a home in Bay Heights in over 24 months.   The house was only on the market for 10 days before it went under contract.  Listing courtesy of Alexandra Sierra.

Waterfront Homes For Sale In Coconut Grove

So far this year there have been 3 waterfront single family homes sold in Coconut Grove.  The first was the record setting sale on Curtis Lane for $13,419,495 (listed by Jorge Uribe), the second was a short sale on Carole Court which sold for $4,350,000.  This home was located on a waterway/canal but had open bay views from the master bedroom (listed by Toni Shrager).  The third waterfront home that sold this year occurred in North Coconut Grove at 1814 South Bayshore Lane.  This was a completely remodeled 3 story home with views of the bay and Grove Isle.  The home sold for $2,000,000 (listed by Cecilia Samaja).

Right now Coconut Grove has a broad spectrum of waterfront homes for sale.  There are 11 on the market which range from a canal-front home priced at $1,890,000 and go all the way up to a stunning estate on Stewart Avenue priced at $15,900,000. 

The average “bayfront” home for sale in Coconut Grove is asking $10,616,000 (or $977.00 psf) while the average “canalfront” home for sale in Coconut Grove is asking $2,519,000 (or $597.00 psf).  As you can see, there is quite a difference in price point between the two.

Coconut Grove Real Estate: Buying The Wrong House At The Wrong Time

Back in 2009 I wrote about the property located at 3800 Poinciana because the home was originally listed for $3,000,000+ and ended up selling for $1,299,000 that same year. 

The new buyers substantially renovated the home in 2009/2010 and put it back on the market in 2010 at a list price of $1,899,000.  A few months later they lowered the price to $1,699,000.  The home closed yesterday for 32% off of its final list price at $1,165,000.  Although you may be shocked by the significant discount off of the list price, in my opinion I feel that it was a fair price for that home.  Keep in mind that an asking price on a home is just an asking price and many times doesn’t have any bearing on what a home’s true value is.  The home was listed by Marilyn Cromer of EWM Realtors.

If you are an investor or there is a chance you may have to sell your home shortly after purchasing it, please be very cautious about what you buy.  Unfortunately these sellers were victims of flipping the wrong home at the wrong time.
