Save The Date For Another Coconut Grove Real Estate Talk!

Save the date!!  Join me for wine and appetizers at Greenstreet Cafe on Monday, May 16th (6:30 pm*) for a Coconut Grove Real Estate Talk.    I will discuss our overall real estate market here in Coconut Grove, touch on different segments of the market (i.e. single family homes, townhouses, waterfront, condos etc.) and give my opinion on whether now is a good time to buy or sell in the Grove.  Bring your pens and pencils because I will be giving statistics and figures to help you make the right real estate choices in today’s changing market.

Home Selling Tip: Measure Your Home Before Placing It On The Market

When a realtor places a home on the market they pull many of the specifics of the home off of the tax records including the living area square footage, lot size square footage, beds/baths etc.   But surprisingly on many properties (especially in Coconut Grove thanks to additions and conversions) that information can be completely wrong.  I am not talking about a couple of inches off the mark, I have seen tax records understate a home’s size by 1,000’s of square feet. 

In my experience,  1 out of every 5 properties I list in Coconut Grove has the wrong tax information.  Since I can’t make the changes myself to the official records, I will call an appraiser to come out and properly measure the home.  He provides me with a drawing that includes all of the measurements of the rooms and a final square footage tally.  I then place the corrected square footage on the MLS with a note that reads “Square Footage Per Seller Appraisal”. 

One of the homes that my appraiser measured last week for a new listing I am getting shortly is an astonishing 1,500 square feet larger than the tax records indicated.  You can imagine the impact that this has on the home’s value as well as how happy the seller is.

Below is an appraisor’s sketch of my recent listing located at 3630 Battersea Road which was also larger than the tax records indicated.
