Entry-Level Homes In Coconut Grove

I am always running the numbers and analyzing the real estate market here in Coconut Grove. Here is a chart that I did recently which shows the 0 to $500,000 market in the north and south Grove (I excluded west Grove). It is incredible to see the drop in average price per square foot from 2006 ($356.00 per foot) to 2011 ($225.00 per foot). This shows why Coconut Grove’s market has been opened up to a whole new segment of buyers that previously could not afford to buy here. It is also interesting to see the number of 0 to $500,000 homes that were sold over the past 5 years; only 4 in 2006 compared to 34 in 2010.

Biscayne Bay Cleanup Day

Thanks to all of the volunteers who participated in the Biscayne Bay Cleanup Day today. The cleanup is part of a 6 week long “Bay”nanza Celebration which celebrates one of Coconut Grove’s most precious natural resources – Biscayne Bay!! It was a great morning of community service and a special thanks should be given to Leslie Jones, my friend and colleague here at EWM who helped organize the event.
Foreclosure Sells On Poinciana Avenue, Coconut Grove

Back in 2009 I gave the above house located at 3057 Poinciana Avenue the title of “Coconut Grove’s Worst Neighbor” because it sat abandoned for years and was such an eyesore on the street. Not surprisingly the home ended up on the market as a foreclosure and closed recently for a sales price of $400,250.00 ($80,350.00 over list price). Listing agent was AmeriFirst Realty of Florida.
Hopefully the investors will move swiftly in the renovations because the neighborhing homes (see the beautiful european villa next door to 3057 Poinciana below) have been suffering far too long with this neglected property.

“Must See” Coconut Grove Homes

If you are looking for a home in Coconut Grove you should definitely add these to your must see list. They are both great for different reasons. The first is a new listing that came on the market on East Fairview Street. I took some clients over there yesterday to preview it and we all agreed that this home is indoor/outdoor living at its best. The home offers incredible patio spaces (as you can see from photo above), it also has great built-ins in the living room, a master suite with walk in closet, game room, office, 2 car garage, and air conditioned storage. The other property that should be on your must see list is the townhouse located in the Parisian Village listed for $425,000. I stopped in to see it yesterday during Broker’s Open houses and in my opinion it is extremely well priced. The Parisian Village is a very charming gated townhouse community that is within walking distance to downtown Coconut Grove. Casa Sirena Sells On Curtis Lane – Highest Sale On Record

Coconut Grove’s highest sale on record occurred yesterday in the South Grove. Casa Sirena is located at 3500 Curtis Lane and closed for a sales price of $13,419,495 (list price was $16,000,000). The home offered 2+ acres of land with open bay views, 300 feet of water frontage, 11,000 square feet of living area (including a 2,000 square foot master suite), a clay tennis court plus many other special features. The listing agent was Jorge Uribe of One Sotheby’s.

Why I Promote Other Agent’s Listings

I had a very nice comment from another Realtor recently who follows the blog. She said that she was impressed that we acknowledged other Realtors on our site and promoted their listings. The reason I told her, is two-fold. While I would like to pretend that I am the only Realtor with listings in Coconut Grove, it wouldn’t be a very exciting or informative blog if I just wrote about my own properties and my own deals.
The second reason is a little more selfish, I write about them because I am trying to find a buyer for those properties. In the spirit of cooperation that we have here in Coconut Grove, most listing agents are thrilled when I find a buyer for their home. In fact, agents call me all the time asking me to promote their properties on the blog and if I feel that it is good price or a special home, I am happy to do so. I always cite the name of the agent/broker who has the listing because I want to give credit where credit is due. Those agents worked hard to get those listings, and they deserve to be recognized.

My listing located at 3969 Hardie Avenue closed today for $1,500,000, or $496.00 per square foot. That is the highest sale price per square foot Coconut Grove has experienced all year.

What’s For Sale On South Bayshore Drive?

As you drive along South Bayshore Drive on your way to work in the mornings you are probably curious about all of those homes for sale. Below is a driving tour of the real estate currently on the market on South Bayshore Drive starting from south to north.
You will notice that the homes on the west side of the street tend to be situated on much larger lots with prices far into the $1,000,000′s (they are also above the “ridge” which means they are not in a flood zone) while the homes on the east side of the street are much more affordable.

Grove Hill, Coconut Grove – Off To A Good Start

The real estate market in Grove Hill has been extremely active so far this year. Since the beginning of 2011 there has been one unit sold and two placed under contract. There are only 22 units total which means that these transactions make up 13% of the building. That is a number that some condominiums don’t see in an entire year.
Many people like Grove Hill because it is one of Coconut Grove’s newer and smaller condominiums. It also offers some of the best water views in town. I have been working with a client for quite sometime now who is interested in buying a waterfront unit in here, if you know of anybody who may be interested in selling please contact me. With demand for the building being quite high and prices remaining stable, it would certainly be a good time to list.
