New Listing On Battersea Road, South Coconut Grove

I just listed this great home on Battersea Road. The home was designed by modernist architect Peter Jefferson, a disciple of Alfred Browning Parker. It is a split level home set within a magical botanical garden. As you enter the home you are greeted with walls of glass that open onto a large deck area perfect for entertaining. The kitchen was renovated 2 years ago and the roof was replaced 1 year ago. The home offers 3,040 square feet of living space with 5 bedrooms and 3 baths. It is being offerred for $699,000 (just $229.00 per square foot).

Are Bay Heights Values On The Way Up?

Bay Heights is one of the newer residential neighborhoods in Coconut Grove. Most of the homes in this section of the Grove were built in the 50′s whereas the rest of the Grove offers homes built as far back as the 20′s and 30′s. Because of this fact, Bay Heights tends to be mostly ranch style homes that have already been updated (or need to be).
The neighborhood has a different vibe than the rest of the Grove, it has more of a suburban feel and a little less foliage. On the flip side, many people like Bay Heights because it typically sells at a discount to the rest of the Grove, it has sidewalks unlike the rest of the Grove, is walled and has a 24 hour roaming security guard, and it is also the closest part of Coconut Grove to downtown Miami and Brickell (meaning you avoid morning and afternoon traffic on Bayshore Drive).
I was taking a look at what is on the market in Bay Heights right now and it is interesting that all seem to be priced more akin to the rest of Coconut Grove (they don’t reflect any discount for their location). They range in price from $286.00 to $349.00 per square foot when we traditionally see homes selling in Bay Heights far below those figures.

It will be interesting to see where the sale prices end up, perhaps we could start to see values in Bay Heights creeping upwards.

The Market Is Hot For Rental Homes In Coconut Grove

Single family homes for rent in Coconut Grove are few and far between. The good ones get snapped up within hours of coming on the market. To me it is an indication of a few things: First, it means that Coconut Grove continues to be a desirable place to live. Second, with demand so high rental prices won’t be falling anytime soon. And third, it means that if you purchase a home as an investment property you will certainly be able to rent it out (and without much lag time).

New Construction Homes In Coconut Grove

Like it or not, there was a time during the boom when a new construction home was going up on just about every block in Coconut Grove. In my experience, these “McMansions” are usually condemned by the community but also highly in demand for buyers because many of them want a “turn-key” ready home. I am all in favor of preserving the charming and unique homes that we have to offer here in the Grove, but I do believe that the market needs refreshed once in awhile and there is no denying that there are many dilapidated properties that need torn down.
That being said, supply is virtually non-existent right now for already built new construction homes in Coconut Grove (I can count them on one hand). I know for a fact that builders are buying up land and waiting to build until home values increase. In my opinion it would be to their benefit to slowly get these projects started. We know that the market has leveled off, and it would be ideal to be some of the first new constructions to hit the market after the dry spell.

Another Coconut Grove Home Sold…

There are some houses in Coconut Grove that I am just itching to sell from the moment they come on the market and 4080 Douglas Avenue was one of them. Designed by Coconut Grove’s very own Max Strang, the home has unbelievable outdoor living spaces, incredible architecture and an extraodinary lot (home to South Florida’s largest mango tree). I blogged about it several times here on The Real Estate Coconut because to me the home embodies all the things that are great about Coconut Grove: style, history, warmth and a magical air. The property has been featured in countless magazines, photo shoots and was even the setting for several scenes of the Miami Vice movie.
For whatever reason, I always thought that I would bring the buyer for this house. After all shouldn’t the ”Grove Specialist” (with the great real estate blog) be the one to sell one of Coconut Grove’s iconic homes? As it turned out, yes I should. Congratulations to my wonderful clients who closed last week on 4080 Douglas Road for $3,100,000 and are already settling in nicely to the laid back Coconut Grove lifestyle.
And to boot, I get to keep my self-proclaimed ”Grove Specialist” title.
Food Tastes Better When It’s Grown In The Grove….

Can I add that to my property descriptions or is that overkill?
Today we pulled out the winter crops and planted some more heat resistant varieties of herbs and vegetables. As you can see above we’ve got everything growing from watermelon and cantaloupe to beans, kale, sorrel, heat-resistant homestead tomatoes, sage, purple basil, rosemary, oregano, banana peppers and celery.
Nothing compares to the taste of food when its pulled right out of the ground and put on the plate. It is farm to table at its best.
The Cloisters Experiences High Activity During April

There has been quite a bit of activity in The Cloisters this month. First, the short sale that was on the market for $1,195,000 (Unit #206) finally closed for $1,000,000. There have been two pending sales this week as well, the bayfront unit listed for $2,900,000 and the short sale that was listed for $1,000,000 are both under contract. I will keep you posted with the sales prices.
