Coconut Grove Waterfront Home Sells For Lowest Price On Record

The Coconut Grove waterfront home located at 1814 South Bayshore Lane closed recently for a sales price of $2,000,000 or $434.00 per square foot. This is the lowest sale price on record for a home in Coconut Grove with bay-front views. It is also the first waterfront home to sell this year.

Although competitors in the Coconut Grove real estate market, Javier Gonzalez (of ReMax) and I have a very good working relationship. When I get a new listing or have a pocket listing he is one of the first phone calls I make to see if he has a potential buyer, and vice versa. We have a good banter back and forth and I even dragged him over the finish line in this year’s Miami Marathon.
Recently Carleen Smith (no relation) of EWM got a new listing in the North Grove and Javier was putting in an offer for one of his clients. When I found out I gave him a hard time and told him that I should have the “right of first refusal” on any property that comes on the market in the North Grove. As a joke, he drew up this addendum and emailed it to Carleen and I….

Now if I could just get the other Realtors in town to agree I’d have a pretty sweet deal!

Congratulations to our buyers who purchased the home at 2501 Swanson Avenue for $520,000. This was a 3 bedroom, 2 bath home with 1,757 square feet of living area. The house was a short sale and the process took 4 months to close. It sold for $295.00 per foot which is just another indication that the prices in Coconut Grove have stabilized. Listing agent was the Cherry Group at Coldwell Banker.

Need A House With A Garage In Coconut Grove?

I have many clients who need to buy a house with a garage but in Coconut Grove only 42% of the homes that are currently on the market have one. And of these homes many are new constructions which means that the price point is quite high (the median is $1,600,000). Why are there so few homes with garages in Coconut Grove? One big reason is that Coconut Grove is the land of the “garage conversion” meaning that over the years people have taken their 1 or 2 car garage and converted it into an office, playroom, den or even a master bedroom. Another reason is that the cottage style homes which make up a large portion of our market were built at a time when garages weren’t in style.
For comparison’s sake, 73% of Coral Gables homes currently on the market have at least a 1 or 2 car garage.
