A Must Read Guide To Coconut Grove’s Gated Communities

Many people would be surprised to know that Coconut Grove actually has 13 gated communities within its boundaries.  Some are large waterfront communities with 30+ homes, some are old estates that have been divided up into several lots and some are gated with public access.   Below is a breakdown of the gated communities (from north to south) with the recent sales and current homes for sale.

L”Hermitage: A gated community of villa style homes.  L’Hermitage appeals to buyers who want a mixture of condo and single family home living.  It features a 24 hour guard, beautiful waterfalls and creeks throughout the grounds, perfectly maintained landscaping, a pool, tennis courts and some boat dockage.  The villas are clustered around small cul-de-sacs and each has a 2 car garage and a 2 car carport.  There have been 3 sales this year in L’Hermitage all under $1,000,000.  They sold at an average “Sale Price Per Square Foot” of $259.00.  View Properties For Sale In L’Hermitage Here.

Bayshore View Villas:  Just across the street from Kennedy Park is Bayshore View Villas which is home to several tri-level luxury villas.  The last sale occurred in 2008 for $1,000,000 or $318.00 per foot.  There is one on the market now listed for $1,324,000 by Coldwell Banker.   View The Property For Sale In Bayshore View Villas.

Longview: Just a little further south lies the gated community of Longview.  It was originally the home of Alfred Whitting but in the 1930′s was sold to philanthropist W.T. Grant who lavishly entertained there.  In 1937 Mr. Grant donated Longview to the University of Miami and it became the President of UM’s home for the next 37 years.  It was the scene of many of the University’s social and ceremonial functions.  Today, Longview consists of 10 luxury two-story villas.   Common areas of Longview include a 60 foot pool with waterfall and tennis court.  It is a great combination of luxury and yesterday’s Coconut Grove.  The last sale in Longview was in 2005 for $1,300,000 (or $433.00 per square foot).  There are currently no homes for sale in Longview.

Treasure Trove:  Also close to Kennedy Park is the brick road entrance to Treasure Trove.  This beautiful estate was once home to just one original property but in the late 1990′s it was divided up into several lots and 10 single family homes were built.   Years went by and there was no activity in here but in 2009 a home closed for $1,700,000 (or $335.00 per square foot) and there are currently 3 on the market as of today.  View Homes For Sale In Treasure Trove.

The Cloisters:  Quite often I write about the real estate market in The Cloisters.  I am partial to its great location right in the heart of Coconut Grove’s village (and across the street from my favorite breakfast spot Greenstreet Cafe).   The gated community consists of 40 tri-level villas.  There have been 4 sales this year, selling at an average of $1,300,000 ($253.00 per square foot) and there are 4 on the market including a waterfront unit priced at $2,800,000.  View Homes For Sale In The Cloisters.

Via Abitare:  When you enter the gated community of Abitare you feel as if you have just entered northern California.  The dark wood tri level villas resemble an earthy contemporary style architecture.  Some villas have views of the Bay.  There has been one sale this year in Via Abitare, it sold for $798,500 (or $329.00 per foot).  There is currently only property on the market in Via Abitare and it is a short sale.  The agent has said that they have a contract already but they are still accepting backups.  View Home For Sale In Via Abitare.

Camp Biscayne: Founded by Ralph Middleton Munroe in 1902, Camp Biscayne is one of Coconut Grove’s luxury gated communities.  This waterfront community features some of Miami’s finest homes.   There are currently 4 properties for sale in Camp Biscayne however there have been no closed sales in 2009 or 2010 (there was one private sale in 2010).  To view homes for sale in Camp Biscayne, click here.

The Anchorage:  Another waterfront gated community sitting just south of Ransom Everglades and once home to former Miami Heat basketball player Alonzo Mourning.   There have not been any closed sales in this community this year, however in 2009 a waterfront home sold for $6,000,000.  As of today, there is one home for sale in The Anchorage, priced at $8,950,000.  To view property for sale in The Anchorage click here.

Hughes Cove: Hughes Cove is the ultimate in privacy and luxury.  It is the home of who’s who in Miami.  Located at the end of Devon Road most people don’t even know it is there.  The last sale was for a non-waterfront home which sold for $2,800,000 in 2008.  A home that has been on and off the market for awhile has recently come back on priced at $3,495,000 (also non-waterfront).  To view property for sale in Hughes Cove, click here.

Four Way Lodge Estates: Located on the eastern end of Poinciana Avenue in south Coconut Grove, Four Way Lodge Estates has a 24 hour guard at the entrance.   Although it appears private, the street is actually open to the public.  There have not been any sales in here since 2008 and there is currently one on the market priced at $4,400,000.  To view property for sale in Four Way Lodge Estates.

The Moorings:  A little further south on Main Highway we have the gated community of The Moorings.   This is a great community featuring some of Coconut Grove’s best homes.  There has only been one sale in 2010 in The Moorings, it was a piece of land that sold for $1,250,000.  You can buy a single family home in The Moorings right now for under $2,000,000 (not the case for Camp Biscayne, Anchorage or Hughes Cove).  Click here to view homes for sale in The Moorings. 

De Garmo Estates:De Garmo Estates sits at the intersection of Main Highway and Douglas Road and is the former estate of Walter C. De Garmo.  If you read the blog, you know that his original home was recently sold for $2,737,500.   It was the highest priced non-waterfront sale this year.  There is currently 1 home on the market (unapproved short sale), it is priced at $1,500,000 (another single family home under $2,000,000 in a gated community).  Click here to view the property for sale in DeGarmo Estates.

Entrada and Klebba Bay Estates:  These two gated communities are located in Coconut Grove’s most southern end.  Although they are gated, they do have public access similar to Four Way Lodge Estates.  There have been no closed sales in 2010, however there were 2 in 2009.   The community features both waterfront and non-waterfront homes.  There are currently 3 properties for sale in Klebba Bay Estates and 6 in Entrada Estates.  To view homes for sale in Klebba Bay Estates click here.  To view homes for sale in Entrada Estates click here.
