Waterfront Land In Coconut Grove

I just listed a piece of waterfront land located at 1835 Fairhaven Place.  The asking price is $900,000 making it the least expensive waterfront lot on the market in Coconut Grove (there are a total of 6 for sale).  This property is located on one of the waterways behind Grove Isle (see photo above).  The lot size is 6,250 square feet and has ocean access with no bridges to the Bay.

Pending Home Sales Are Essential In Home Valuation

There are 32 homes currently pending in Coconut Grove.  Keeping track of these sales is important for many reasons.  First, it is the only indicator of where the market will head in the future.  It is not rocket science that if we have many pending sales in the pipeline that sales will be strong in the coming months.

But more importantly I like to take a look at the “Asking Price Per Square Foot” at the time that the home went under contract.   This figure gives me a better handle on where currently active homes should be listed.  Most of these homes that are under contract now have been reduced over time and it is interesting to see at what price point they end up attracting a buyer.

Price It Right The First Time And Sell In Less Than 30 Days

price-is-rightThis year approximately half of the sold homes in Coconut Grove had to reduce their price before selling.

The homes that were priced correctly (and never had to make a price reduction) sold in an average of 23 days, while those that had to make one or more price reductions sold in an average of 187 days.  That is quite a difference and just goes to show that if you want to sell quickly you can’t sit around and test the market at a high price.

Many people ask “Why Isn’t Our House Selling?” and the answer is pure and simple.  Price.  The numbers speak for themselves.  If you list your house at a compelling price, you will get it sold in a matter of weeks as opposed to months.

Coconut Grove Sweet Spot

At the end of St. Gaudens Road in the south Grove lies this little grassy patch of waterfront property.  Some of the residents of the street have gotten together and installed a bench and a swing.  We walk down here quite often since we live just a few blocks away.  Our daughter likes to play with the coconuts that have washed ashore.  

There are other streets in South Grove that lead to Biscayne Bay as well.  Stroll down Bay Homes Drive, Matheson Avenue, Poinciana Avenue and Bay View Road for similar glimpses of the water.

Cracking Open The Coconut Grove Real Estate Market

I was running some numbers on the activity here in the Grove and thought I’d go ahead and post the results.  

Here is how they break down:

North Coconut Grove:

  • There are 90 homes for sale in North Coconut Grove
  • 48 are priced below $1,000,000
  • 42 are priced above $1,000,000
  • 7 of the properties are waterfront
  • 8 are short sales
  • 1 is a foreclosure (located on 27th Terrace, priced at $305,000)
  • With 18 listings, EWM has the highest market share of any broker in the North Grove.

South Coconut Grove

  • There are 95 homes for sale in the South Grove
  • 37 are priced below $1,000,000
  • 58 are priced above $1,000,000
  • 10 of the properties are waterfront
  • 12 are short sales
  • 1 is a foreclosure (located on Raynolds, priced at $294,900)
  • Again, EWM has the highest market share with a total of 28 listings.

Top Selling Agent In Area 41!

Sometimes I just like to toot my own horn.

I was going over some numbers yesterday with the President of EWM, Ron Shuffield and he informed me that I have had more closed transactions in Area 41 during the first 6 months of 2010 than any other real estate agent in town (there are approximately 15,000 licensed Realtors in Miami Dade County).

Area 41 encompasses Brickell, Coral Gables, Coconut Grove and South Miami/High Pines.

What’s Worse Than A Second Mortgage On A Short Sale?

Not finding out about the second mortgage until after the first mortgage holder has approved the sale.

Then you are left with this scenario: while waiting for the second mortgage holder to approve the short sale, the approval that the first mortgage holder gave expired.  Then while waiting for the re-approval by the first mortgage holder, the second mortgage holder approval expires, and on and on and on we go. 

1 year and counting……

Market Review: Grove Hill Tower, Coconut Grove

One thing I really like about Grove Hill Tower is its size.  Of the big 5 condominiums along South Bayshore this is the smallest one which means a much more intimate, private setting.  Of all of the units in the building, I prefer those located on the north side because they tend to be quieter (those on the South pick up some noise from the adjacent hotel).

A unit closed yesterday in Grove Hill Tower for $1,200,000 ($535.00 a foot).  The unit was located on the 10th floor and had 3 bedrooms, 3.5 baths with 2,240 square feet of living space and faced south.  There has been one other unit to close this year in Grove Hill.  It was located on the 15th floor and sold for $1,000,000 ($446.00 a foot).  This unit had 3 bedrooms, 3.5 baths with 2,240 square feet and was north facing. 

Grove Hill Tower offers many amenities such as a heated lap pool, children’s pool, children’s play area, tennis court, basketball court, barbeque, 24 hour valet and concierge service.
