In My Pocket…

Many times homeowners want to sell but are nervous about putting their house on the market. They don’t want buyers traipsing through their house, don’t want their neighbors to know that they are selling, or are just overwhelmed by the whole process. When this happens, they will typically contact a Realtor and tell them that they would sell their house if the realtor could find them the right buyer. These homes are called “pocket listings” and are never officially put on the Multiple Listing Service.
Pocket listings are a good reason to work with a Realtor who specializes in the area. I get many calls from Coconut Grove residents telling me to keep their house in mind for any buyers that may be interested. I also get many calls from other Coconut Grove Realtors who know that I have listings not officially on the market.

Contemporary Homes Are Attractive To Many Buyers

Many of my buyers have “contemporary style” on their wish list. Sleek lines, high ceilings, and bright, open spaces are some of the features that draw people to these types of homes.
Although there was a recent sale on Hardie Avenue (photo below) for $950,000, most contemporary homes in Coconut Grove are priced well over $1,000,000.

Lack Of Rental Properties In Coconut Grove

Dominique and Eric, two members of my team here at The Real Estate Coconut have had extreme frustration in the Center Grove rental market. They have many clients looking for 2 - 3 bedroom townhouses between $2,500 and $3,500 and there is just nothing on the market.
Due to a lack of inventory in the Center Grove, it is pretty much guaranteed that if you list your townhouse at market value it will be rented in a matter of weeks. For example I recently had a townhouse in Provence Village priced at $1,700 a month and we had renters lined up at the door to get in. It was gone after only a week on the market.

Where Did My Weekend Go?

I am not sure where my weekend went with all of the appointments and showings we had scheduled. Buyers are out in force even as we head into the summer months. We had 18 showings at our Coconut Grove listings and 2 listing appointments. The time and energy was well worth it because it appears that we have three different buyers who will be submitting offers this week.
Two of our listings have also just gone under contract. Lets all keep our fingers crossed that the market stays this busy.

Land In South Grove Sells For $23.00 A Foot

The 18,125 square foot lot located at 3850 Plaza Street in the South Grove closed recently for $425,000. That is $23.00 per square foot and is slightly below market value (which is about $30.00 a foot for non-waterfront, non-gated land). This sale just reinforces what I have been telling my investors which is that the best buys right now are found in the residential land market.

- 1848 Opechee Drive, 11,393 square foot lot, sold for $789,000 in 2006 ($69.00 a foot)
- 4169 Ventura Avenue, 12,100 square foot lot, sold for $1,085,000 in 2006 ($89.00 a foot)
- 4061 Woodridge Road, 9,380 square foot lot, sold for $600,000 in 2006 ($63.00 a foot)
- 4044 Malaga Avenue, 15,375 square foot lot, sold for $960,000 in 2007 ($62.00 a foot)
- 1760 Chucunantah Road (see note below), 11,700 square foot lot, sold for $720,000 in 2007 ($61.00 a foot)
**The owners of 1760 Chucunantah Road above have recently decided not to build and have listed the property with me – we are currently asking only $499,000. Foreclosure On Poinciana Sells Above List Price

The foreclosure located at 3979 Poinciana Avenue Close Road (in a small gated community in South Grove) sold for $1,000,000 this week. The home was listed at $989,000 and featured 5 bedrooms, 6 baths with 4,504 square feet of living space on a 10,000 square foot lot. I showed the house to several potential buyers but they all decided that it needed too much updating. In fact, I was very surprised to see that someone paid over asking price for it.
