Goodbye Coconut Grove…Hello Virginia, A Relocation Success Story

Below is a letter from a client of mine, Mark Cohen, who used the services of EWM to facilitate his move from Coconut Grove to Virginia. Mark listed his house with me in January and we got a contract within a matter of weeks. In fact, by the time they had found a house to buy up in Virginia we already had a signed contract on his house. They plan to close on both homes within the next few weeks.

The referral to Long & Foster Real Estate and the specific Northern Virginia Realtor to whom we were assigned worked out great. Although we took her just a bit outside her primary geography, she understood our needs/wants perfectly and knew just the right time to step in when our knowledge of real estate fell short and we needed help.
In addition, the referral to Star Moving Alliance for help in soliciting bids from movers and in assessing the bids and making a decision also worked out great. We actually went with the higher of the two bids because we were more comfortable with how they planned to crate our limited number of fragile/valuable items.
So in addition to the quick sale of our property, the other services provided by EWM to make our move as smooth as possible proved to be helpful beyond all reasonable expectation.

Two New Listings In North Coconut Grove

First of all, I would like to thank everyone who came out to our Open House yesterday on Hardie Avenue. We had over 50 people stop by!
In other news, I have two great new listings in North Coconut Grove. They are both priced under $700,000 which if you saw yesterday’s post is a price range that has been very active lately in Coconut Grove.

For those of you who know me I am not the “car salesman” type of Realtor. I don’t try to push people into selling or buying. I do however try to educate my clients and provide them with the benefit of my knowledge and experience.
Sometimes (like now) the numbers speak for themselves. I have put 11 properties under contract for my clients during the month of February. This reaffirms my belief that if you are interested in selling your house, now is the time. Price it right, get it on the market, and it will sell. Don’t wait until the summer doldrums set in when everyone goes out of town (including the buyers).

South Grove Is Outselling North Grove In 2010

Taking a look at my boards this morning I noticed that there have been many more sales in the South Grove (7) than the North Grove (2) so far in 2010. Last year there were approximately the same number of sales in the North compared to the South Grove.
Many people have a firm opinion on whether they prefer North or South Coconut Grove. What are some of the differences? The North Grove is much closer to downtown Miami and could mean a 20 minute faster commute during rush hour. Some people also prefer the North for its larger lots and lush tree canopy.
In terms of size the South Grove is much larger and has more waterfront properties available. Most of the residential gated communities are located in South Grove. Some people feel that the South Grove is more “walkable” thanks to the Commodore Bike Trail along Main Highway. From personal experience, I can say that I used to live on Seminole Street in the North Grove and never once walked into town for dinner and now live in the South Grove and walk into town about 3 times a week.
Whatever your preference, both North and South Grove are great neighborhoods with wonderful homes.

Real Estate Will Always Be A Good LONG TERM Investment

Despite the downturn in the market real estate remains a good long term investment. Take a look at the above chart taken from MSN Money.com which compares different investments over a 10 year period.
If you had $100,000 at the beginning of 2000 and invested in the Dow you would now have about $95,000. If you invested it in the S&P you would now have less than $80,000. And if you invested in the NASDAQ, you would have less than $60,000.
But if you took that same $100,000 and invested it in real estate in January of 2000, you would have over $150,000 in your pocket.
Real estate is and always will be a good long term investment.

The Moorings, February 2010 Market Update
