Park Avenue Sells For Land Value

My listing located at 3812 Park Avenue closed today. There was a structure on the property but it was not worth saving and the new owners intend to build.
Park Avenue had a 21,600 square foot lot and sold for $630,000 ($29.00 psf land). I pretty much had the property sold before I even got the listing agreement signed. When I got the okay to start marketing the property, I called several agents who I knew had clients looking for large lots to build and was able to put the property under contract immediately. As soon as they did their due diligence, they made their second deposit and closed with cash.

West Grove Home Values

There have been about 14 single family properties to sell this year in the West Grove. The highest priced home to sell in the West Grove was located at 3143 Ohio Street for $210,000. The least expensive property that sold in the West Grove this year was on Percival Avenue for $50,000 (for land value). 9 of the 13 properties were either short sales or foreclosures.
The average sales price per square foot of these West Grove homes is $114.00 (compared to the other areas of Coconut Grove which are selling at an average of $250.00 per square foot).

Foreclosure On Le Jeune Road Finally Sells

I wrote about this foreclosure in South Coconut Grove several times on my blog. I knew the home very well because I had many clients who were interested in buying it and one client who made an offer on it. Initially it was priced at $534,000 which was too high (due to the fact that it was a foreclosure and that it sat on a busy street). The bank proceeded to reduce the price over several months, first to $519,000, then to $494,000 and finally to $404,900.
The home had several contracts that fell through throughout its history of being on the market.
The home closed for $350,000 which is $126.00 per square foot, certainly a good deal.

- 3 bedroom, 3 bath (2 bedrooms in main house, 1 bedroom in guest house)
- 2,757 square feet
- 11,000 sq. ft. lot
- Pool

Current Pending Sales in Coconut Grove

We have 22 homes that are currently under contract in Coconut Grove. Something that is very interesting is that 13 of these pending sales are distressed properties (12 short sales, and 1 foreclosure).
Due to the fact that short sales can take 6 months or more to close once they are under contract, they may remain on our pending list for quite awhile.
The pending sales are pretty much distributed evenly between North and South Grove (12 in the North and 10 in the South).
The average list price of these 22 homes comes out to $896,000, while the median is $645,000. The “List Price Per Square Foot” of these homes comes out to an average of $283.00, and a median of $276.00.

2 Closed Sales This Week In Coconut Grove

The first closed sale was located at 3609 Solana Road and sold for $800,000. The owners had just purchased the home about a year ago for $945,000 but were relocated to another city. They priced it so competitively that it was only on the market for 15 days before it went under contract. The home featured 3 bedrooms, 3.5 baths with 3,000 square feet of living space on a 7,975 square foot lot.
The second closed sale this week was in The Grovenor House, Unit #2903, had an asking price of $1,800,000 and sold for $1,500,000. The property had 2,640 square feet of living space and 3 bedrooms, 3.5 baths. It had been on the market since 2008, and was initially priced at $2,800,000.

Time For Hoops?

I first got into the real estate business because I thought that I would have free time to keep up with all of my hobbies (basketball, volleyball, triathlon training, boating etc.). Boy was I wrong. I quickly learned that the Realtors who are successful in this business put in many more hours than a standard 9:00 to 5:00 job. If you include late night negotiations, early morning showings and Sunday Open Houses, the job can be all consuming.
Don’t get me wrong, I am not complaining, this business has been very good to me and I am able to provide my family with a good life even in this economy. I thank the real estate gods every day for that.
That being said, this schedule was not what I envisioned when I took my Board Exam! Today my boat sits at the dock covered in barnacles and if I can manage to squeeze in a game of hoops in the evening I have to duck out every few minutes to answer the phone.
My saving grace to all of the madness is that I live about 3 minutes away from my EWM office which gives me a little more time to be at home in the mornings and the ability to pop by the house and see my 2 year old daughter throughout the day. There is nothing that recharges me more than seeing her smiling face as I walk through the door.
