Exposure Is Everything

The Miami Herald featured my new listing at 3625 Bougainvillea Road on the cover of their Real Estate Section on Sunday.   Since Sunday morning, we have already received more than 10 phone calls with requests to show the property or requests for additional information.  As I tell all of my sellers in this market it is all about exposure.  

There is an added benefit to my other listings from this featured cover.   Since the interested callers are calling me directly without an agent I am able to direct them to some of my other properties that might suit their needs as well.  Just when I thought print media was dying, this has renewed my faith.

Great $1,000,000+ Home Goes Under Contract

Lucaya Street

This house on Lucaya Street went pending today.   The home was overpriced when it first came on the market but after reducing the price several times it finally went under contract.  The final list price was $1,250,000 (initially it was $1,490,000).   I will post the sale price when the home closes.

I wrote about the house a few times on my site because it is very nicely renovated, has a spacious floor plan  and great charm.   Details include 3,792 square feet of living space, 10,201 square foot lot, 4 bedrooms, 4 baths, 2 car garage and metal roof.

Foreclosure Reduced AGAIN

3871 Le Jeune Road, Coconut Grove

This foreclosure located on the Grove side of LeJeune Road started out priced at $759,900.  I wrote about the house here when it was drastically reduced in price to $534,900.  After the reduction it went under contract. 

The offer has fallen through and the home came back on the market today priced at $449,900.  At under $200.00 per square foot, this is a great value.

I have shown the house many times, it is in decent condition as far as foreclosures are concerned (it has missing appliances of course).  The home features 2,337 square feet of living space on an 11,000 square foot lot with 3 bedrooms, 3 baths and a pool.  2 of the bedrooms and baths are in the main house, 1 bedroom and bath are in the guest house.

Yacht Harbour Priced In The $300,000’s

If you are a frequent reader of The Real Estate Coconut, you know that one of my favorite condo buildings here in Coconut Grove is Yacht Harbor.  Yes The Grovenor House is more luxurious and The Ritz Carlton Residences offers more amentities, but there is just something about Yacht Harbor that I’ve always liked. 

The building is extremely stable and only has 5 units on the market right now (none are foreclosures or short sales).  There has been 1 sale in the building this year.  The balconies are extra large, the staff is as nice as can be and the building is just steps away from the Village of Coconut Grove.

The 2 and 3 bedroom units at Yacht Harbor are priced from $650,000 to $750,000. 

There is a 1 bedroom unit currently for sale that is priced at just $379,000.  This unit has been perfectly updated.  The kitchen features Carrera Marble countertops, gorgeous wood cabinets and a bathroom from Waterworks that could be in any designer’s magazine.  Priced at only $379,000 I think it would be great for a part-time resident or as a vacation property.   It is located on the 7th floor and there are indirect water views off of the balcony.  It is a 1 bedroom, 1 and a half bath with 1,100 square feet of living space (not including balcony).
