Reduced Foreclosure on LeJeune Road

It seems to me that we have seen a slowdown these past few weeks of new foreclosures coming on the market.  This foreclosure on the Grove side of LeJeune Road was just reduced to $534,900 from $729,900.  It has 2,337 square feet of interior space, an 11,000 square foot lot and a pool.  There are 2 bedrooms, 2 baths in the main house and 1 bedroom, 1 bath in the guest house.   Aside from the missing appliances (common in foreclosures), this house is in generally good condition. 

One thing that I have learned about foreclosures is that if they are priced right, they sell within days here in Coconut Grove.  However, if they are on the market for awhile and have no other offers coming in, there can be an opportunity for someone who has some time and patience to negotiate a great deal with the bank.

Ex-NBA Player Says Goodbye To Coconut Grove

Kelvin Cato, NBA journeyman has finally sold his home on Matheson Avenue after 2 years on the market.  It was originally listed at $3,850,000 back in 2006.  After making several price reductions over the years Cato ended up selling for $2,200,000.  The home was an incredible 6,438 square feet of living space and featured an elevator, home theater and top of the line finishes throughout.   At a price per square foot of $340.00 this home was a great value.  The home is located in Entrada Estates, a gated community in South Coconut Grove.

Under Contract on Indiana Street

My client just put this townhouse on Indiana Street under contract.   The listing agent was Berk Boge who is always a pleasure to work with because he is very professional and makes the process go smoothly.   It is a nice respite from dealing with the overwhelmed and sometimes rude agents of bank owned properties.

I feel that my client got a great deal on this townhouse, it sits on an oversized lot which makes the backyard feel like a real backyard verses some of the tighter backyards most townhouses have.  Because it was lived in by the original builder, it has many upgrades and unique features. 

My sense is that there are more and more people out there looking for townhouses again.  Certainly the sellers in Center Grove should be happy to hear that as it has been very slow.

In Bloom

Well the real estate market may not be in bloom, but the gingers sure are.  I planted these in my garden 2 years ago and they have grown about 6 feet since with minimal attention.  They are happiest when planted in a shady spot, I have them under some oak trees.

Wild Ride on Poinciana

This house at 3800 Poinciana Avenue was just re-listed by Tony Scornavacca over at Avatar Realty.  I must say that after 2 long years on the market, it is finally priced right.  The price per square foot is $258.00 which should make it very attractive for buyers even in today’s market.

Grovenor House Under $1,000,000

I was doing some research for a client yesterday on the Grovenor House and I was shocked to see how many units are available for under $1,000,000.   Granted none of them have water views, but under a million is still a great price point to get into one of Coconut Grove’s most luxurious condo buildings. 

There has been one sale at the Grovenor House so far this year.  It was a 2 bedroom, 2.5 bath unit with city views, 1,595 square feet of living space and sold for $670,000 ($420.00 per square foot). 

There were 10 closed sales at the Grovenor House in 2008.  Of those, 9 had water views and 1 had a city view.  The average price per square foot for those with water views was $584.00.  For the one unit that had a city view, the price per square foot was $476.00.

For those with a higher budget, the penthouse listed by Sotheby’s was just reduced to $16,900,000!

What’s My Take? 3139 and 3141 Day Avenue, Center Grove

After showing these townhomes several times to clients and having a knowledge of all that is available in Center Grove, I really feel that these identical townhouses on Day Avenue could sell at a great price.  Listed at $550,000 a piece I have a sense that each one would go for under $500,000.

Ye Little Wood Revisited

I wrote about this house (Best Value In Gated Community) in Ye Little Wood back in January because I felt that it had been lowered to a fantastic price. 

Priced at $1,650,000 the home closed last week for $1,200,000.   The house was on a 17,100 square foot lot with 5,800 square feet of interior space.  The lot was the main selling feature of the home because the house needed quite a bit of updating.   Located in one of Coconut Grove’s finest gated communities, this was a great value.
