Something else that jumped out at me was the “Average Price Per Square Foot” of homes listed in Ye Little Wood. This is one of Coconut Grove’s most exclusive communities. At first glance, it looks like the homes are under valued. However, there is 1 home priced at land value which is bringing the “Average Price Per Square Foot” down. Excluding this property, Ye Little Wood’s “Average List Price Per Square Foot” is $634.00.
