Coconut Grove Statistics for April
May 26th, 2008 categories: Coconut Grove Market Conditions
Well the real estate facts and trends are in for the month of April. Although we haven’t seen a huge improvement in the market, things are not getting worse! The number of listings has remained the same, and we have seen roughly the same number of sales in March and April. One positive note is the number of homes that went under contract in April is double from the previous month. Hopefully we will continue to see a rise in pending sales.

In the condo market, we have seen 2 consecutive months of decreasing inventory. This is an encouraging sign as the experts state that 3 consecutive months of decreasing inventory indicates a market in recovery.

Attention Buyers….I know you are out there
May 26th, 2008 categories: Buying Real Estate in Coconut Grove, Coconut Grove Market Conditions, Coconut Grove Real Estate
I know you are out there because I have been showing our 15 listings on average 7-10 times a month. When I sat down and did the numbers, I couldn’t believe that we talk to 100 – 125 potential new buyers every month. If I am seeing 100 buyers every month (on top of all the other Realtors in Coconut Grove and their buyers), the big question is, why were there only 4 single family home sales in Coconut Grove in March?

Have you heard? Sony is moving to the Grove
May 26th, 2008 categories: Grove News
I was contacted today by NBC6 regarding Sony’s controversial move to Coconut Grove. In case you haven’t heard, Sony BMG will be moving it’s offices from Lincoln Road to Mayfair.
Sounds great, right?
Well some people are up in arms about the fact that Sony’s lobby will be on street level, a spot that was previously zoned strictly for retail and restaurant use. In April, the City Commission rezoned the Mayfair area so that offices can go in on the bottom level. And many Grove residents are angry with that change, arguing that the Grove is known for its dining and shopping and should encourage a “Lincoln Road” type atmosphere.
Of course I agree that retail and restaurants are a far better use of the space and would add more culture and life to the area, especially around Mayfair where things seem to be pretty desolate. But it seems that restaurants have had a hard time succeeding there.

Is The Kampong in Peril?
May 26th, 2008 categories: Coconut Grove Real Estate, Gated Communities, Grove News

Residents of Coconut Grove went to City Hall on April 24th to argue against the proposed Grove Estates development which neighbors The Kampong property. They believe that the project will interfere with the quiet use and enjoyment of the facility which hosts educational seminars, fundraisers and events.Details of the Grove Estates development:
11, two story houses
An entry gate
Parking for 37 cars
Details of the agreement:
Certain setbacks must be made on the lots that border the Kampong. For example, on Lot 3, there is required to be a 10 foot landscape buffer and a 20 foot “no build zone” between the Lot and the Kampong.
